AFRESHLY painted Whitby home with new carpet has been auctioned for $245,000 above its rateable value.

The property, at 99 Ayton Dr, had a rateable value of $580,000 and sold for $825,000.

“It was a sound, solid, commonsens­e buy on a 515-square metre section with proven brickand-cedar constructi­on and large garaging plus workshop,” Marty Ritchie, of Harcourts, says.

The sunny 205sqm house was built in the 1990s and had four bedrooms, two bathrooms, openplan living, and a separate lounge that opened to a deck and fenced backyard.

SEVERAL OFFERS were received for a semi-detached townhouse in Karori that sold for more than $55,000 above its rateable value of $630,000.

The property, at 290A Karori Rd, sold for “just over” its buyers’ guide of $685,000-plus, Chris Day, Profession­als, of Wellington City & Suburbs, says.

“It was a golden opportunit­y super close to public transport, schools and shops.”

Built in the 1980s, the sunny 110sqm dwelling had three bedrooms, two bathrooms, doubleglaz­ed open-plan dining/living, single garage, and lowmainten­ance fenced courtyard.

“It had heaps of storage and was zoned for Wellington College & Wellington Girls,” Day says.

A PETONE opportunit­y for developers, renovators or growing families has been auctioned for $5000 above its rateable value of $630,000.

The property, at 6 Manchester St, was for sale for the first time in more than 30 years and sold for $635,000.

“It was a chance to do it up as an investment or your own home in the heart of Petone,” Andrew Boon, of Harcourts, says.

Built in the 1910s on a 486sqm section, the 110sqm home had three bedrooms, separate living and dining, and high ceilings close to schools and Jackson St’s shops and eateries.

A WAIKANAE HOME with a triple-garage and self-contained granny flat has been auctioned for $145,000 above its rateable value.

The three-bedroom property, at 6 River Glade, had a rateable value of $670,000 and sold for $815,000.

“It was a great family home on a 717-square metre section in one of the garden area’s most sought after streets,” Ray Marshall, of Harcourts, says.

A MODERN Palmerston North home with breathtaki­ng views has been auctioned for $162,500 above its rateable value.

The 4.4391-hectare Linton property, at 389 Kahuterawa Rd, had a rateable value of $780,000 and sold for $942,500.

Richard Jensen and Carole Hoffman, of Harcourts, say the four-bedroom house was “blissfully quiet with breathtaki­ng views” and combined an open-plan kitchen and family room with a separate lounge and a media room that could be a fifth bedroom.

Other features included a log fire with wetback, wraparound decking, an internal-access doublegara­ge and proximity to Massey University.
