Beachfront bliss in Raumati

-

ASUBLIMELY modernised Raumati Beach home that offers indoor-outdoor living on a large low-maintenance section with spectacular sea views and private beach access has a deadline sale date of June 23 (may be sold prior).

The three-bedroom, two-bathroom house, at 32 Tainui St, originally was a bach but over the last three years has been stylishly extended and transformed into an easy-care beachfront idyll that combines designer flair with practical living. “I wanted to create a streamlined, comfortable home that made the most of the view,” says the South Island-bound vendor who moved in 10 years ago.

“It’s bright, happy, optimistic, a bit creative and clearly not scared of colour.

”But the best thing about living here is the closeness to the water. You can walk out your gate to the beautiful, sandy beach, go for a kayak or swim, or take a net or fishing rod and catch something for dinner.

“And afterwards you can watch the amazing sunsets over the South Island, or seals or orcas swimming by.”

The 175-square metre dwelling is on a 1131sqm section near the end of a shared private driveway with an internal-access garage, a carport and two off-street parks.

It has an aluminium UltraClad weatherboardstyle exterior (powder-coated Storm Blue), Arctic White windows, Sandstone Grey aluminium roof and a Spritzer green front door that opens into an eye-popping interior with bold botanical wallpaper, a predominantly rice cake-andalabaster colour scheme and rimu floorboards. The spacious, open-plan living and dining areas have a high raked ceiling with built-in speakers, aluminium cedar louvers and extensive doubleglazing to maximise the view of the South Island, from Mana Island and Pukerua Bay in the south to Kapiti Island in the north.

Sliding doors open to tiered decking that extends along the western frontage and steps down to a boardwalk coastal garden with a fireplace and built-in pizza oven.

There’s also a covered al fresco terrace off the dining area next to the entertainers’ kitchen. The latter has Grey Marble granite benchtops, a Bosch induction cooktop, two Gaggenau ovens (including a combi-steam), two DishDrawer dishwashers and a butler’s pantry.

A gas fireplace in the living area complements the ducted heating throughout and there’s also a heat pump.

The main bedroom opens to the same deck as the living areas and has an elegant ensuite with two-way glass for privacy.

The other bedrooms share a full bathroom and there’s a substantial hideaway office with recessed lighting and ingenious storage. Other features include three solar-powered opening skylights, a studio under the house, separate storage for firewood and tools, and a shed off the carport.

The rateable value of $1.55 million is being reassessed due to the completion of significant renovations, agent Della Randall says.

“This is the ideal family home or ultimate weekender.

“It’s immaculately presented, the attention to detail is meticulous, and the beachfront lifestyle second-to-none.”
