TENDERS CLOSE on June 11 for a superbly refurbished, unusually versatile two-bedroom apartment in one of Wellington City’s benchmark developments.

The stylish 120-square metre residence, at 1.9/1 Queens Wharf, is on the first level of the prestigious Wharf Offices building, Wellington’s only apartment complex with a Historic Places Category 1 listing.

It combines light-filled open-plan living and dining with two upstairs bedrooms and the versatility of a downstairs space that could be a third bedroom or extended living area or office.

‘‘You could easily configure it for an extra bedroom,’’ Carol Radford, of Ray White, says.

‘‘The owners are a family of four who all stayed here during lockdown and worked from home.

‘‘It proved to be a very safe haven and with more people now thinking about working from home permanently, would suit professionals and families alike.’’

She says the two-level apartment, which comes with a secure car park and storage locker, has been refurbished throughout.

‘‘It’s had a complete refit. Everything was new – the kitchen, bathrooms, light fittings, carpet, paintwork … The previous owner spared no expense.’’

A feature of the spacious interior is the spectacular double-height void in the living/dining area, with its floor-to-ceiling glazing and, for a touch of grandeur, towering, roughly hewn pillars that originally were wharf piles.

Because the glass is 10 millimetres thick, the apartment is unusually quiet given it’s in the heart of downtown, Radford says.

Off the living/dining area are the extra space the owners have temporarily sectioned off as a spare bedroom, a deluxe guest toilet with a hideaway laundry, and the supremely appointed kitchen.

The kitchen has tiled walls and flooring, marble benchtop, an induction cooktop, underbench oven, rangehood, refrigerator-freezer and an integrated dishwasher that disappears into the new joinery.

Both of the upstairs bedrooms are doubles; each has two shutters that open to overlook the living areas and glazing to maximise natural light.

The main bedroom has two doublewardrobes and the second bedroom a double-wardrobe.

They share a tiled bathroom with a monsoon shower, a deep bath, vanity and toilet.

This apartment has broad appeal because of its quality, character, natural light, space and location, Radford says.

‘‘It’s unbelievably warm and quiet, and feels like new – you can just walk in and do nothing but enjoy living here.

‘‘And the location couldn’t be better. With the waterfront on one side and the city on the other, everything is within a few minutes’ walk.’’

The apartment has a rateable value of $780,000 but Radford says this doesn’t reflect its market value.
