$33m price tag one of NZ’s most costly

With a $33 million asking price, this Glenorchy property is believed to be the third most expensive private residence ever advertised for sale in New Zealand.

A seven-bedroom clifftop mansion that fronts Auckland’s Paritai Dr, Orakei went for $38,500,000 in 2013. That property was developed by former Hanover Finance director Mark Hotchin and was sold to China-born businessma­n Deyi Shi, chairman of Oravida Group. It has a 2014 RV of $39m.

Back in October 2015, an Auckland property on Clifton Rd, Takapuna was listed at $35m, eventually selling in April 2016 for $22m.

Then there is the famous Kim Dotcom Coatesvill­e mansion, which sold for $32.5m in June 2016 to millionair­e Kiwi siblings Anna, Mat and Nick Mowbray.

But the Glenorchy house in the Wyuna Preserve, known as Twin Peak View, is right up there. Designed by renowned Dunedin architects Mason and Wales, it is described by listing agent Terry Spice of Queenstown’s Luxury Real Estate as an ‘‘architectu­ral masterpiec­e’’ that offers a ‘‘contempora­ry interpreta­tion of traditiona­l mountain lodge style’’.

The house was built in 2013, by Triple Star Management, and spreads across a massive 1000 square metres. The listing says the house was designed and constructe­d to withstand its environmen­t and remain serviceabl­e ‘‘off grid’’ if ever required.

‘‘The reinforced concrete and steel structure is founded on bedrock and clad in the highest quality materials including local schist quarried from the property, zinc metal tray roofing, expressed hardwood timber posts and beams, and triple glazing in high-performanc­e anodised frames.’’

Four luxury suites were positioned to maximise the spectacula­r views across the lake to the mountains, as are the living and dining areas and home office.

Spice says it is ‘‘more than likely’’ the house will sell to an overseas buyer.

‘‘The audience is relatively small at this end of the market and it could go to someone who is a resident of New Zealand living offshore, or an incoming citizen. It could well be someone in Australasi­a – Australia is a great market for properties in the Queenstown area, and the new Labour government has made it clear that Australia residents will be exempt from their plans (to block sales to foreigners).’’

Spice says Twin Peak View is not the only high-end property in the wider Queenstown area up for sale. ‘‘There are other options that are less expensive,’’ he says.

These include The Peak, in Pinnacle Pl, which is likely to sell in the mid $20m range, and a $12.5m house at 11 Closeburn Station.
