Impressive grazing farm

-

This impressive 42ha grazing block, located halfway between Ngaruawahia and Taupiri, has been faithfully farmed by the same family for more than 80 years.

“It’s very well maintained and well presented; it’s in immaculate condition,” says marketing agent

Russell Bovill.

Lush green flat paddocks give way to gently rolling paddocks at the back of the farm.

Originally a dairy unit, it’s been run as a cattle farm producing prime stock for several years. A portion is also leased for dairy-herd grazing. The land, however, is suitable for a variety of purposes, Bovill says. “This is good land with top-quality pasture on fertile loam.”

It has been internally subdivided into 16 paddocks with lanes, including a generous central lane, for easy access.

Fencing is post and batten in the main, with some electric sub-division, and three-quarters of the property’s boundary, much of it road frontage, is deer fenced.

Every paddock has a water trough, which is fed from town supply. A rain-water tank supplies the house.

Smartly presented farm buildings include a large, enclosed implement shed, with remote control doors, and stables and a tie-up area are attached. Also, two half-round hay barns, two loose boxes, a disused cowshed and a single gable-roof shed.

The homestead, a large, tidy four-bedroom dwelling, is positioned on an elevated site with outstanding views over the farm and out to the Hakarimata Ranges.

Surrounded by attractive trees, tranquil gardens and an asphalt-paved tennis court, the 210sqm home was built in the 1960s. It is clad in brick and FibroLite and topped with a concrete-tile roof.

Kitchen and bathrooms are modern and tidy. The dining area and family room are backed up by a separate formal lounge, ideal for entertaining and heated in the depths of winter by a wood burner.

Easily accessed large decks are designed to make the most of sun, views and outdoor living.

Upstairs is a sanctuary for parents: the master bedroom complete with ensuite, also an office and a craft room.

With resource consent in place to subdivide off the house and approximately 1ha of land, potential extra value has been added to the property.

Positioned close to the Waikato Expressway, the farm has easy access to Hamilton and Auckland. The property is 3.5km from Ngaruawahia High School and 2.1km from Taupiri schools.
