Nestled in nature on a landscaped 4850sqm site, this classic bay villa has instant appeal. Records strongly suggest that the kauri dwelling was built in 1905 by the then mayor of Auckland to house his mother-in-law.

It was designed by an Auckland architect, Mr Golding, and sat opposite the Epsom Bowling Club. While the original house in Gillies Avenue, Epsom, is still there, this gatehouse was moved off-site seven years ago.

It was spotted by its current owners, who had been looking for a renovation project, and relocated to a bare block in Ngahinapou­ri. A labour of love has restored the home to its former glory and enhanced it with modern comforts.

The owners were originally drawn to the home due to its key features: It has beautiful embossed ceilings in the lounge and master bedroom, embossed panelling in the entrance way and hall, and great character.

They also liked the sturdy nature of the kauri build, its high stud ceilings, and stained glass features.

Since moving it to Ngahinapou­ri in 2011, the home has undergone major work. It has been rewired, replumbed, reroofed, and fitted with ceiling and under-floor insulation, gas central heating and two heat pumps.

It was also stripped back to its bare bones and repainted indoors and out.

All the rooms are large, the kitchen has been renovated to reflect the character and integrity of the home, and the layout includes an office. The home has a great country vibe and the practicali­ties of a gas hob and dishwasher.

The land was a bare block when the villa was moved there and the owners worked hard to transform the blank canvas into a site of beauty.

A peaceful rural ambience envelopes the property, which lies five minutes from vibrant Ngahinapou­ri village and decile 10 country school to year 8. School buses to Hamilton and Te Awamutu service the area.

The property’s relaxed, tranquil environmen­t is something to look forward at the end of a busy day.
