Rare opportunity knocks

-

The sale of this Gordonton property offers a rare opportunity to join the New Zealand Dairy Goat Co-operative with a projected pay-out for this season of $22kg/MS.

‘‘Production over the past three seasons has been between 78,000MS and 89,000MS,’’ says marketing agent Kevin Deane. ‘‘Shareholding and milk-supply rights (MSRs) both total 77,950.’’

Faithfully farmed by the same family since the 1980s, the owners have made an extensive range of improvements on farm to make management a breeze. These include a 36 ASHB dairy with automatic teat spray and five 54m-long goat homes with conveyor belt feeding for ease of convenience and management.

The three homes on the property include a superior master residence that boasts five bedrooms, multiple living areas and a massive 12m by 7.2m games room.

All this is set in beautiful grounds that contain an in-ground swimming pool. The second home has four bedrooms and the third is a newer three-bedroom home.

Services and an engineered pad are in place for a fourth home if the new owners wish to build another home for labour.

Land on the farm itself is all flat contour and comprises 4m-deep peat soils. It is centrally raced for ease of management and for the vital job of cut-and-carry pasture feeding.

In addition to the 1100-1200 does in milk and the replacement kids and breeding bucks, 120 dairy heifers are grazed as part of the pasture management process and return a healthy $11 per week per head.

‘‘The property is for sale by tender, whose process allows the prospective purchaser to submit their offer based on how many goats they wish to buy, how many NZDGC shares and MSRs they wish to purchase, and how much of the extensive array of support farm machinery they wish to acquire,’’ Kevin says.

The farm has a CV of $5,610,000 rating and its LV stands at $4,400,000.

It is located 11 minutes or 12.9km from Gordonton village, its cafes, shops, Gordonton School, which is primary, and childcare facilities. Secondary schooling is in Morrinsville and Hamilton, whose CBD is just 27.6km or 28 minutes’ drive away.
