- Albany sale

A brand new industrial unit i s for lease in Albany, just moments away from Albany Mall.

Unit 4 at 59 Corinthian Drive is on an elevated site with views over the Northern Motorway. It comprises a 465sq m high- stud warehouse and 144sq m of office space, totalling 609sq m.

There is a 32sq mextended canopy off the warehouse; the air- conditioned office space is split across two levels and the property has more than 10 exclusive carparks.

The property is being marketed by Michael Perree of JLL’s North Shore specialist team.

“This is one of KEA’s most recent developments. The location offers very easy access to the motorway and it i s highly visible to passing motorway traffic too, giving your brand fantastic exposure,” Perree says. “The fact that the office space is split over two levels means you have the option to have a showroom on the ground floor.

“This location is also very handy to the supermarket and all of the other retailers at Albany Mall. Massey University and schools like Kristin, Pinehurst and Albany Senior High are close by. The area has a mix of office and light industrial properties and there are several cafes and bars in the area,” Perree says.

“The housing and schools in the Albany area are of a very high standard, making it a popular location for families.

“This unit could be an excellent lifestyle opportunity for someone who wants to reduce their commute and move their business closer to home. Having your own carpark within walking distance of North Harbour Stadium is a fabulous bonus too,” he says.

“Albany has long been talked about as the key town centre on the North Shore and we’re really seeing that growth now,” Perree says.

“It has become a lot more accessible in recent years thanks to the Northern Busway and improvements to the road network.”

Figures from Statistics NZ show the area is growing. At the last census in 2013, 53,670 people were living in the Upper Harbour Local Board Area, a 25.2 per cent increase since the 2006 Census. The population is wealthier than average, with 32.3 per cent of people 15 years and over having an annual income of more than $ 50,000, compared with 26.7 per cent of people in New Zealand.

Ant locals are also better educated than average, with 88.9 per cent of those 15 years and over having a formal qualification, compared with 79.1 per cent of people in New Zealand.
