Shops won’t break the bank

Barfoot and Thompson is marketing two shops which could fit the bill for investors keen to get a foothold on the commercial property ladder, or work their way up while owning their own premises.

A shop at 4/ 120 Bolton St, New Lynn, which has an asking price of $ 375,000, is being sold by Barfoot’s Commercial brokers Duane Mullooly and Chris Peterson. The 60sq m convenienc­e shop has a frontage onto Bolton St, with good customer parking, a dedicated residentia­l catchment nearby and no body corporate to worry about, says Mullooly.

Mullooly adds that the freehold property comes with vacant pos- session, while rates are set at $ 1,999.

“It has a Commercial 8A zone at present, which would become an equally useful Business- Neighbourh­ood Centre Zone under the Unitary Plan,” says Mullooly.

Peterson says the property, one of six retail units, is midway between New Lynn and Blockhouse Bay, and accessed off the southern end of Portage Rd.

The shop at 1087 New North Rd, Mt Albert, is being sold by Barfoots commercial sales agent Colin Stewart.

It will be sold by auction on Thursday, November 3, unless sold earlier by negotiatio­n. “This i s a 1950s- vintage single level free- hold property of 58sq m, offering high profile to commuters passing through the busy New North Rd, Richardson Rd, Woodward Rd Intersecti­on,” he says.

It has two uncovered carparks and a capital valuation of $ 310,000, with annual rates just over $ 3000.”

Stewart says the property — which has a land area of 134sq m — is to be zoned Business- Neighbourh­ood Centre Zone, under the Unitary Plan.

“It’s really superbly located, has a charming character and no body corporate to worry about. With catering equipment and furniture included in this sale, this shop would suit either an owner- operator or an investor.

A 2430sq mindustria­l building on a 1.55ha freehold site 75 Snell St, Morrinsvil­le, has been sold at auction for $ 4.255 million by Alan Pracy and Justin Oliver of Colliers Internatio­nal — a yield of 6.94 per cent. A 400sq moffice/ warehouse at 93C Ellice Rd, Wairau Valley, North Shore has been sold at auction for $ 1.1 million by Matt Prentice, Euan Stratton & Shoneet Chand of Colliers Internatio­nal. The sale price represente­d a yield of 4.36 per cent.
