Duders heritage building is listed

There was an error in a True Commercial article on Saturday, October 29, on the proposed sale of a heritage property at 30- 33 King Edward Parade, Devonport.

The Duders Building — which houses the Art By The Sea gallery and Platters Restaurant and Cafe — is being marketed by Savills New Zealand and is to be sold by a deadline treaty process, closing on December 2.

In a press release given to True Commercial and published, Savills said: “Although the property is not a listed historic building it is included in the council’s heritage overlay for the area and is also of interest to Maori as their ancestors landed in the bay area.

“The heritage overlay means the facade of the property cannot be altered, but it can be redeveloped within and another floor added.”

However Auckland Council Heritage Unit Noel Reardon said the property is listed as a Category B historic heritage place under the Proposed Auckland Unitary Plan ( PAUP). He also questioned the contention that the building could be redeveloped within and another floor added.

“All development activities at the property would require resource consent,” he said. “This applies whether the activities affected the facade or any part of the place; whether they include demolition or destruction, relocation, modification, relocation or use and development of historic heritage spaces.”

Savills associate director Harold McCracken said the company had merely intended to point out that the building was not listed nationally with Heritage New Zealand but had stated that the building was protected under the Council’s heritage overlay.

“The Duders building has attracted wide interest from potential buyers in the North and South Islands, and a few from overseas.

“None has told us they wish to modify it.” A 700sq m10- year old industrial unit at 19- 21 Triton Drive, Albany, occupied by Global Survey Ltd, has sold for $ 2,467,000 at a 5.8 per cent yield through Michael Nees and Laurie Burt, Bayleys North Shore Commercial. A 1027sq mstrip of five retail shops on three titles at 94- 106 Glengarry Rd, Glen Eden, Auckland has been sold at auction for $ 2.18 million by Michael Bray, Deborah Dowling & Gareth Fraser of Colliers International. The sale price represented a yield of 5.77 per cent.
