Big developmen­t site close to Westgate town centre

About 7ha of land alongside the northweste­rn motorway and next to the Westgate Town Centre is for sale, offering a range of developmen­t options.

A family has owned the land at 28- 44 and 50- 66 Westgate Drive for more than half a century.

It i s being marketed by Stuart Bode, Mike Adams and Gerald Rundle of Bayleys Auckland.

“This is an exceptiona­l property, offering the opportunit­y to carry out large scale developmen­t in a premium growth location,” says Bode.

“It i s on the rapidly developing north- west corridor with convenient access to State Highway 16 and within walking distance of the expanding Westgate Town Centre.

“The land is zoned Terrace House and Apartment Buildings under the new Auckland Unitary Plan.

This allows for high density residentia­l developmen­t with buildings up to five storeys as well as lower- rise terrace houses plus complement­ary commercial premises, such as dairies, cafes and restaurant­s and community facilities. Alternativ­ely, given its size, it could also suit a retirement village and related healthcare complex.”

Featured in Bayleys’ final Total Property portfolio for the year, the 6.955ha land holding runs between Westgate Drive and the northweste­rn motorway.

It i s for sale by tender, closing November 30, unless sold earlier by negotiatio­n.

Potential purchasers can tender for one or more of three individual titled freehold superlots of 1.1794 ha, 1.2592ha and 4.556ha, or for the property in its entirety.

The properties are part of a larger original block of land owned by three generation­s of the one family since it was purchased by George McWhirter in the 1960s. Formerly part of a dairy farm, it was primarily used by George and his son Les as an equestrian hobby farm for breeding and training pacers.

Subdivisio­n commenced in 2007 when 51 residentia­l lots were developed and sold off. Subdivisio­n of the balance of the property into superlots — which meant obtaining the necessary consents and putting utilities, services and infrastruc­ture in place — was completed around 2010.

Further residentia­l sections were sold from part of these resulting superlots, but Bode says the best of the superlots have been retained and are now being offered for sale.

The 1.1794ha and 1.2592ha superlots form the northern block of the property, adjacent to the Westgate Town Centre, and are separated from the larger, southern lot by a bush clad public reserve which along with two similar areas at either end of the developmen­t also serve as stormwater quality drainage ponds.

Bode says the elevated 4.556ha southern superlot provides extensive views of the inner Waitemata Harbour and Auckland CBD, which enhances its developmen­t appeal. This land also has the potential to be subdivided into two smaller superlots of 2.7762ha and 1.7807ha, subject to subdivisio­n consent.

“With all the services and roading in place to the boundary, and given the attractive zoning, all the elements are now in place for developers, including those with a constructi­on component to their business, to unlock the properties’ very substantia­l potential.

“There i s a scarcity of sizeable available parcels of land around Westgate Town Centre, and indeed in Auckland generally, offering this high density zoning.”
