Former Roskill engineering premises on two sites

-

Two adjoining sites and industrial buildings in a corner position in the sought after Carr Rd industrial precinct in Mt Roskill are for sale with vacant possession.

Located at 58 and 60 Dornwell Rd, on the corner of Carr Rd, they comprise two freehold sites of 825sqm each with over 1000 sq m of buildings providing a mix of warehouse, showroom and office accommodation and amenities.

The properties are being marketed by Mike Adams, Genevieve Thompson- Ford and Cameron Melhuish of Bayleys Auckland and will go up for auction as one parcel on August 16, unless sold earlier.

“The present tenant has been in occupation for around a decade but is now relocating to a larger property,” says Adams. “The soon to be vacant premises offer a number of options for a diverse range of purchasers including owner occupiers, developers and investors.”

The property at 58 Dornwell Rd contains 688sq m of mixed- age buildings, some of which date back to the mid- 1960s. There i s a 282sq m clearspan warehouse with a 5.3m stud at the rear of the site and has its own right of way access, 199sq m of showroom space on the street frontage plus 120sq m of office and an 86.5 sq m mezzanine level.

This property has been owned for over half a century by the a family who operated an engineering business for many years. They also bought the neighbouring property at 60 Dornwell Rd in the mid 1990s to ac- commodate further business expansion and developed a column free 406sq m industrial building with a 5.9m to 6.9m stud.

“This provides versatile and adaptable accommodation, with drivethrough access, located on a very visible corner site which offers excellent exposure and frontage to Carr Rd,” says Adams.

“This site also features a 179sq m yard at the rear with on- site car parks, accessed off Carr Rd.”

Adams says both buildings have been well maintained and offer a mix of good quality showroom space, functional and accessible warehousing with two cranes and secure yard space.

“All of the space i s linked by interconnecting doors which is why it is being offered as one lot and could be adapted by an owner occupier to suit their particular requirements.

“Te offering could also appeal to an add- value investor who could take advantage of the strong leasing demand for space in this tightly held centrally located industrial precinct. With a little reconfiguration it could be possible to lease both titles separately and subsequently sell them off individually.

“Finally, the offering may have development appeal. Its Light Industry zoning under the Unitary Plans allows for a range of permitted and discretionary industrial and commercial activities.

“The buildings are in a predominantly industrial area but with a trend towards showroom and large format retail space emerging, with a large Bunnings warehouse store on Carr Rd being an example of recent modern development.”

Thompson- Ford says one of the most attractive attributes of this property is its superior corner position and visibility compared to many others in the area.

“The location also provides easy access to the Southwestern motorway ( SH 20) that runs parallel to Carr Rd and with the recent opening of the Waterview Tunnel now provides much improved travel times to West Auckland and the North Shore and alternative access to the CBD and port about 10 km away.

“The Southwestern also provides very good access to the airport around 14km to the south.”
