West Auckland greenfield site a strategic opportunit­y

One of the largest remaining greenfield sites in Henderson offers abundant industrial, commercial and retail developmen­t potential.

Colliers Internatio­nal has been exclusivel­y appointed to market the substantia­l 3.14ha block of freehold land at 158- 164 Central Park Drive for sale by deadline private treaty.

Offers on the property, featured in the latest Colliers Portfolio, will close on September 7, unless sold earlier.

Colliers Internatio­nal North Shore Director Shoneet Chand, who is marketing the site with colleagues Jason Seymour and Peter Herdson of Colliers Internatio­nal’s Capital Markets team, says it offers huge potential for developers.

“The property i s strategica­lly located less than 1km from the Northweste­rn Motorway interchang­e at Lincoln Rd, only 15km west of Auckland’s CBD,” Chand says.

“With its superb location, the site offers abundant opportunit­ies for developers, land- bankers and owner occupiers.

“The property is held in one title and offers a generally flat contour, making it ideally suited to a wide range of retail, commercial and industrial uses.

“It boasts an existing resource consent for the developmen­t of a major retail homeware store, providing a blueprint for one of the many potential developmen­t options.”

Seymour says the 31,373sq m developmen­t site is ideally positioned to drive growth in the Henderson area.

“The property is only metres from the intersecti­on between Central Park Drive and Lincoln Rd, and boasts exposure to Lincoln Rd’s daily traffic of more than 42,000 passing cars,” he says.

“Both roads are thriving thoroughfa­res that connect many of Auckland’s largest western suburbs to the Northweste­rn Motorway, providing excellent links to the CBD, northern and southern suburbs.

“With major transporta­tion upgrades planned and many national and internatio­nal brands already positioned in the area, this landmark opportunit­y demands serious considerat­ion.”

Seymour says Henderson i s a thriving retail, commercial and industrial hub that has undergone substantia­l developmen­t in recent decades.

“The wider West Auckland area has experience­d expansive economic and demographi­c growth in recent years,” he says.

“The 2006 Census found the population of the former Waitakere City grew by 186,447 or 10 per cent in the five years from 2001.

“Growth has continued apace since amalgamati­on under Auckland Council, with the population of the Henderson- Massey area alone increasing by 8,898 or 9 per cent between the 2006 and 2013 Censuses.”

Seymour says the Auckland Unitary Plan has identified Lincoln Rd as a “growth corridor”, primarily for business, light industrial and residentia­l.

“The road plays a strategic role in Auckland’s freight network and is a key feeder of the Western Ring Route, which has recently been completed with the opening of the Waterview Tunnel.

“The tunnel provides an alternativ­e link between Auckland’s southern and northweste­rn areas by connecting SH16 with the Southern Motorway ( SH1) via the Southweste­rn Motorway ( SH20).”

Herdson says the property offers two road frontages on Central Park Drive and the recently completed Soljan Drive extension, as well as access from Lincoln Rd.

“The site benefits from a resource consent, valid until June 2021, for the developmen­t and operation of a homeware retail store on two levels,” he says.

“The proposed 27,275sq m developmen­t includes bulk retail, store rooms, a large loading area, a cafe, office and amenities, plus open air car parking for up to 354 vehicles.”

Herdson says the site i s zoned Business Light Industry under the Auckland Unitary Plan.

“Permitted uses include industrial and rural activities, workers’ accommodat­ion, service stations, dairies, drive through restaurant­s, show homes, food and beverage services, garden centres, motor vehicle sales, marine retail, trade suppliers and emergency services.

“Offices, retail and tertiary education services that are an accessory to an industrial activity are also permitted.”

Herdson says interest in the property is expected to be strong.

“Developmen­t opportunit­ies of this scale are rare in such a fastgrowin­g, highly sought- after area.”
