Prime North Harbour site for sale

Aspacious modern warehouse, showroom and office property in the sought-after North Harbour industrial area of Auckland’s North Shore is for sale.

Previously occupied by Unitec, the prominent property at 10-12 Rothwell Ave is offered for sale by deadline private treaty closing on December 6, unless sold earlier.

Featured in the latest Colliers Portfolio, launched yesterday, the property is being jointly marketed by Jimmy O’Brien, Ryan de Zwart and Matt Prentice of Colliers Internatio­nal’s North Shore office, and Sunil Bhana and Matt Mimmack of Bayleys.

O’Brien says the prominent 9719.9sq m industrial building has broad appeal.

“This prime offering is ideal for both national and internatio­nal companies seeking to own and occupy a large, versatile warehouse space,” he says.

“Alternativ­ely, investors should enquire as there could be some significan­t upside if purchased and tenanted later.”

Located on a 1.43ha site, the standalone building offers 5910sq m of warehouse and a further 3809.8sq m of office and amenities.

“The functional high stud warehouse has been designed to suit a wide range of business uses. It is fully sprinklere­d, allowing for high stud racking, and offers multiple roller doors,” O’Brien says.

“A versatile layout means the building can be easily split, making it ideal for either one large occupant or two smaller tenancies.

“The property boasts excellent amenities, including easy access to motorway interchang­es, dual street access and 131 on-site car parks.”

De Zwart says the building is exceptiona­lly well located close to both the Northern Motorway and the new Western Ring Route.

“The property is in the heart of the establishe­d North Harbour Industrial Estate, on the western side of the Northern Motorway, within the wider Albany industrial precinct,” he says.

“The area is home to many of New Zealand’s biggest and best-known companies, with nearby occupants including Sealegs Internatio­nal, Fujifilm, Electrix and many others.”

De Zwart says the building offers two high-stud warehouses separated by a central full-height concrete wall.

“This enables the property to be easily subdivided into two functional, high-quality warehouse tenancies,” he says.

“Each warehouse provides a minimum stud height of 6.5m to the portal knee, rising to 7.5m at the apex of the roofline. Each has a single row of internal columns, providing reasonable internal space.”

Prentice says the warehouse at the north of the site offers 2981sq m of high-stud space, plus a 50sq m warehouse office.

Mimmack says the property is located on the corner of Unity Drive and Rothwell Avenue, the latter of which is a principal thoroughfa­re linking William Pickering Drive through to the Albany Highway.

“It is a short drive to the Northern Motorway interchang­es at Greville Road to the north and Upper Harbour Highway to the south. From there, it is a 15 minute drive to Auckland’s CBD outside of peak hours.”

Mimmack says the area benefits from its close proximity to the Westfield Albany shopping centre, North Harbour Stadium and Massey University.

“It is well serviced with cafes, restaurant­s, bars, gyms and a diverse range of businesses,” he says.
