Five ChoiceKids centres for sale

Five new childcare centre investment­s on long-term leases in the South Auckland suburb of Manurewa are being sold individual­ly by auction. The freehold properties leased to sector-leading operator ChoiceKids, are being marketed by Colliers Internatio­nal brokers Josh Coburn, Shoneet Chand, Kris Ongley and Cherry Higginson.

They will be auctioned individual­ly at Colliers Internatio­nal’s Queen St office at 1pm on November 29, unless sold earlier.

Coburn says the new and newly converted properties offer highqualit­y, modern, specialist childcare facilities.

“This is an outstandin­g opportunit­y to secure from one to all five of these affordably priced, superbly positioned investment­s,” he says.

“Each property is signed to a new

15-year lease commencing from settlement, with two 10-year rights of renewal.

“The properties each return net annual rents of between $70,000 to $117,000, with fixed rental increases of 3 per cent every two years, plus market reviews at eight years.

Chand says all occupy prime positions in the heart of Manurewa, about

26km south-east of Auckland’s CBD.

Two are on Mahia Rd, two on Browns Rd and one on Weymouth Rd.

“The suburb is a great location for childcare investment­s, given its diverse and young population, with an average age of 29.8 at the last Census in 2013 — one of the youngest in wider Auckland.

“Manurewa is now seen as an affordable area for young families and first-home buyers.

“As well as numerous childcare centres, the suburb has several schools including primary, intermedia­te and high schools.

Ongley says the small, high-quality centres are each licensed for between 35 to 50 children.

“The smallest, at 49 Browns Rd, is licensed for 35 and returns an initial net passing income of $70,000 per annum,” he says.

“The 827sq m property comprises a converted 1930s bungalow that was substantia­lly remodelled in 2011.

The next largest property, at 149 Mahia Rd, is licensed for 40 children and returns an initial net passing income of $93,600pa.

“Oon an 818sq m site, the 181.3sq m building comprises a main activity room, a kitchen, sleep room, children’s bathroom, staffroom and office,” Ongley says.

Ongley says the 901sq m property at 436 Weymouth Rd is licensed for 45 children and returns an initial net passing income of $105,300pa.

The two largest centres, each licensed for 50, return an initial net passing income of $117,000pa each.

Higginson says the 943sq m property at 51 Mahia Road offers 292.25sq m of internal space, while the 1,132sq m property at 4 Browns Road has 316.3sq m of internal space.

All the centres are zoned Mixed Housing Suburban, which allows for future conversion to residentia­l use.

ChoiceKids was establishe­d in 2011 with the aim of providing family-first, cost-effective childcare in parts of Auckland where many families have been priced out of quality early childhood education.

West Plaza, again . . .

The West Plaza Building, cnr Albert St and Fanshawe St, has sold for $45m, equivalent to $5307sq m, a sale brokered by Bruce Whillans of Whillans Realty Group. This was the third sale of the property by him. Designed by New Zealand architect, Neville Price in 1972, the building delivers 8478sq m of lettable area across 18 levels.

An industrial unit at 75G Ellis Rd, Wairau Valley, has been sold for $1.7m by JLL agent Jaye Miller. It returns $86,400pa net rental and the tenant, Bakers Harvest, has been on site for 16 years.

An early 2000s 875sq m industrial unit at 489 Rosebank Rd, Avondale, has sold for $2.7m. It was listed by Bayleys and sold through Harveys Commercial Real estate agent Meir Alfassi.

A 261sq m property at 7 Tennyson St, Rolleston, signed to a new 10-year lease to Restaurant Brands, has sold for $3.215m in a deal brokered by Courtney Doig and Charlie Oscroft of Colliers Internatio­nal.

A 1300sq m commercial office at 248 Cumberland St, Dunedin, (levels 1 and 2), has sold for $2.825m. The deal was brokered by Dean Collins of Colliers Internatio­nal, representi­ng a yield of 7.6 per cent.

A 1517sq m commercial investment property comprising 12 motel units and a manager's unit at 49 Papanui Rd, Merivale, Christchur­ch, has been sold “as is” for $1.7m by Will Franks and Mark Macauley of Colliers Internatio­nal.

A 1056sq m retail and office building at 119 Wellesley St, Auckland, fully leased to six tenants, has sold for $5.65m at a 5.32 per cent yield through Cameron Melhuish, Brendon Graves and Ben Wallace, Bayleys Auckland.

A 377sq m two-level office owned by a private investor at 9C William Pickering Dr, Albany, has been sold to occupier Zen Connection­s Ltd for $1.395m. This was brokered by Janet Marshall and Kerry Cook of Colliers Internatio­nal.

A 360 sq m fully leased building on a 607sq m corner site zoned Light Industry at 1 Crum Ave, New Lynn, has sold for $1.305m (at a 3.5 per cent yield) through Mike Adams and Simon Davies, Bayleys Auckland. The property accommodat­es a lunch bar and an automotive repair workshop.

A 268sq m trendy retail premise at Unit 74, Drake St, Auckland Central, tenanted to The Oak Room restaurant has sold for $1.3m. The deal was brokered by Adam White, Simon Felton, Gareth Fraser and Tony Allsop of Colliers Internatio­nal, representi­ng a yield of 7.8 per cent.

A 130sq m villa converted for commercial use at 54 Mt Eden Rd, has sold vacant for $1.4m through Phil and Alan Haydock and Cameron Melhuish, Bayleys Auckland.

A 245sq m high-stud converted warehouse with half share of a 315sq m cross-lease section at 10 Monmouth St, Grey Lynn sold at auction for $1.45m through James Were and Scott Kirk, Bayleys Auckland.
