East Tamaki auto property suits range of uses

A property built as an automotive garage, at 10 Andromeda Crescent, East Tamaki, has gone on the market.

The freehold property comprises a 3045sq m site, with 1090sq m warehouse; 410sq m office/showroom and 270sq m high-load concrete mezzanine.

JLL agents Henri Yeoman and Tim McGoldrick, in conjunctio­n with David Goodhue of Barfoot & Thompson, are marketing it, to be sold through a Deadline Private Treaty campaign closing on December 13, unless sold earlier.

“This property is among the very few of its type available in East Tamaki, says Yeoman. “The tenant is establishe­d and has committed to a new five-year term, with the property currently returning $235,000 pa; it is an ideal opportunit­y for a passive investor.”

“Though built in 1990 for use by a national automotive parts chain, the generic configurat­ion of the property opens it up to a variety of applicatio­ns,” says McGoldrick.

The property has dual access, good perimeter fencing and seven roller doors and a Business 5, or light industrial zoning. It would suit a range of uses, he says.

It is close to Highbrook Business Park, just off one of the main roads of East Tamaki, and subsequent­ly has superb access to main arterial routes and SH1.

The JLL Industrial Pulse Report released last month, showed that East Tamaki had a vacancy rate of only 2.4 per cent.

JLL associate director of research and consulting, Tom Barclay, says East Tamaki has the lowest level of vacancy across all South Auckland industrial precincts. The Andromeda Cres property was built for an automotive parts business.
