Industrial now rarer in Morningsid­e

It’s now become more challengin­g to find industrial units in the former light industrial suburb of Morningsid­e, says JLL agent Alex Wefers.

Zoning changes following the introducti­on of the Auckland Unitary Plan rezoned many light industrial streets to mixed-use, reducing light industrial property supply in the suburb, says Wefers.

He concedes the changes also created opportunit­ies for former industrial units in good locations at Morningsid­e to have a new start as cafes, or trendy retail spaces.

“However, the need for light industrial properties persists there — which is only likely to boost the attraction of the one we now have for sale or lease at 21 Taylors Rd,” he says.

This freehold property was built as part of a seven-unit complex during the 1980s. It has a floor area of 624sq m and comprises a 182sq m warehouse; two offices of 186sq m each; a 70sq m mezzanine and seven carparks. “This property is zoned Business Light Industry, which will allow it to remain industrial. It is only 4km from the CBD; close to the Eden Park train station and within walking distance of Eden Park. It’s also close to St Lukes shopping centre,” says Wefers.

The layout comprises two offices at the front and the warehouse and mezzanine out the back.

The property has street frontage to Taylors Rd and backs onto the railway line, allowing ample exposure for any business wanting their brand seen.

The driveway is in need of repair but the current owner has allocated funds for the job — to be completed by the body corporate in the near future.

JLL’s Jarred Hill adds that the property lends itself to many uses.

“The ground floor offices could be converted into a showroom and seeing Carters is just across the road it is in a useful position for other building supply businesses such as paint, flooring, or even a furniture outlet to be based there.”

The property will inevitably benefit from the up-coming City Rail Link (CRL), which is set to improve connectivi­ty to fringe suburbs like Morningsid­e. Once complete, the journey from suburb to CBD could take 10 — 15 minutes.

“The CRL will increase the number and capacity of trains, enabling more people from the outskirts of Auckland to be only a 30-minute commute from the CBD.

“These people have shorter travel times to the CBD and will also be able to reach Auckland fringe suburbs such as Morningsid­e in a shorter timeframe.

“Morningsid­e has already stepped up with former light industrial properties being converted into cafes and niche-style shops,” says Hill.
