‘Blank canvas’ at Grey Lynn

-

Brokers say a large warehouse/office at Grey Lynn offers flexibility, plus ready access to motorways and public transport.

JLL agent Jason Armstrong says a variety of businesses could utilise the property — for sale or lease at 383 Gt North Rd. It comprises a 501sq m building from the 1960s, on a freehold 429sq m site.

The property is for lease or sale through expressions of interest, closing 4pm on April 12 (unless sold or leased earlier).

It has low and high-stud warehousing, mezzanine storage, offices and three car parks. Armstrong believes it would suit a coffee roasting business, workshop, wine shop or possibly a digital media agency.

“The blank canvas provided here means a new owner or tenant just needs to use their imagination. Existing office space could easily be converted into either one large apartment or two smaller apartments, with — for the right business — the warehouse space remaining just as it is.

“The Auckland Unitary Plan changed the zone of many properties located on main arterial routes.

“As this one had convenient access to services, employment, education facilities, retail, entertainment and public transport, it was zoned for residential — terrace housing and apartment building.”

JLL agent Alex Wefers says the property has a street frontage of about 12m to Gt North Rd, providing exposure to more than 13,000 vehicles daily.

The Auckland fringe suburb of Grey Lynn is a popular and vibrant place to reside with specialty shops, bars and eateries and is a stone’s throw from the bustling area of Ponsonby, he points out.

“Properties such as this one are being targeted by businesses looking to take advantage of a prime location in a fast-growing community, plus excellent exposure along a main arterial. “The site for sale is relatively flat and rectangular in shape, making it a stable building platform for a future residential development.”
