Kingsland light industrial

-

Barfoot & Thompson Commercial is selling a well-positioned light industrial property, located adjacent to shops in Auckland’s busy inner-city suburb of Kingsland.

The freehold 1980s property, at 7 Central Rd, Kingsland, is for sale through a tender process, closing

2pm on April 27. Comprising a basement, ground floor and mezzanine, the building (about 727sq m total) includes warehouse, office and a workshop facilities.

Barfoots agents Shaydon Young and Cam Paterson will be selling it with vacant possession.

“With a rating valuation of $1,850,000 this property — which has a land area of about 506sq m — stands in the very useful Business-Mixed Use Zone. It also comes with seven car parks,” Young points out.

“This zone is height-controlled to

13 metres, potentially allowing a wide range of future development options.

“However, even as things stand, there’s no doubt a property of this type in Auckland’s inner-city can generate excellent holding-income.

“Being just 5km from the CBD, and so close to the heart of the vibrant suburb of Kingsland, it’s in an incredibly sought-after location from which to run a wide range of businesses,” says Young.

Paterson adds that the warehouse comprises roller door access and excellent stud-height.

“This building is of sturdy concrete block construction, with iron roofing, he adds.

“Located on the northeast side of Central Rd, a mere 125 metres from the Kingsland shops, it follows the road gradient providing vehicle access to two levels and has a street frontage of about 15 metres on the eastern side of Central Rd.

“The mixed-use zone acts as a transition area, in terms of scale and activity, between residential areas and the City Centre, Metropolitan and Town Centre zones.

“It also applies to areas where there is a need for a compatible mix of residential and employment activities, thus providing for a broad variety of uses.”

The agents give the layout is as follows:

● The main entrance is accessed via a four metre roller door that opens into the high-stud warehouse, varying between 3.7 metres and 4.3 metres. The toilet facilities are located on right by entrance of the warehouse under the mezzanine floor.

● The mezzanine office is accessed via stairs within the main warehouse on the southern boundary. This houses the kitchen area and a separate air conditioned office.

● The basement is accessed by either the stairs to the rear, eastern boundary of the warehouse or off Central Road. The basement has reinforced steel beams added to

the rear, eastern boundary to accommodate for the tenants printing presses.

The agents say the building’s configuration includes two large storage areas and an air conditioned office. The stud-height of the basement area is about 2.4 metres, reducing to 2 metres under the main supporting beams.

“This property includes a loading dock at ground level next to the roller door which can be used as two additional stacked car parks,” says Young.

“It has been seismically assessed for a third party at 59 per cent of New Building Standard.”
