Office and warehouse at Airport Oaks

- Colin Taylor

A multi-tenanted industrial office and warehouse premises is for sale in Auckland’s Airport Oaks precinct less than five minutes’ drive from Auckland International Airport.

“It’s ideal for investors looking for a tenanted investment property with various possibilities,” says Dwayne Warby of Colliers International who, with fellow industrial directors Brad Johnston and Paul Jarvie, has been appointed to exclusively market 64 Richard Pearce Drive by deadline private treaty closing at 4pm on Tuesday May 29, unless it sells earlier.

The property, featured in the latest Colliers Portfolio, is set on a freehold site of 10,165sq m and encompasses a substantial industrial building with two levels of office accommodation and a high-stud warehouse.

“This investment property provides real flexibility with the option to expand on the current 36 per cent site coverage and grow the net lettable area,” Warby says.

The largest tenant is international transport and logistics company Kuehne and Nagel, with Sierra Coffee occupying a freestanding 300sq m retail unit at the front.

The net income of the property is $537,500 per annum plus GST, but Jarvie says it could generate greater income once fully tenanted.

“It’s in a highly sought after industrial precinct with motorway access greatly improved due to the linking of Southwestern Motorway in the north to nearby State Highway 1, the main thoroughfare nearby.

“The Airport Oaks precinct is a well-established industrial area housing a large number of national and international firms.”

Jarvie says the 2819.4sq m high stud warehouse is fitted with a chiller/ freezer that a buyer could keep or remove to take advantage of the clear warehouse space.

The site also offers drive around facilities with two roller-door entry points to the warehouse at the northern and southern ends of the warehouse, both of which have overhead canopies.

Johnston says the 1050sq m office accommodation fronting Richard Pearse Drive is split over two levels and fitted out to a modern standard.

The site is zoned Light Industry, which allows for industrial activities that do not generate objectionable odour, dust or noise — including manufacturing, production, logistics, storage, transport and distribution activities.
