Large Pokeno industrial site with three boundaries

JLL agents say a large land holding in Pokeno’s Gateway Business Park could attract businesses from either the Waikato or Auckland.

They say the freehold 28,600sq m site, a few metres from the Yashili New Zealand Factory, is the last industrial-zoned site available in the area.

The property, at 39 Gateway Park Drive, will be sold through an expression­s of interest campaign, closing at 4pm on June 1.

JLL’s Henri Yeoman says the property could be seen as an attractive propositio­n for a business coming from either the Waikato or Auckland, given Pokeno’s immediate access to SH1 and SH2.

“Greenfield land in Auckland is becoming quite scarce; owner occupiers, investors and developers are looking further afield to areas such as Pokeno. Being a flat site with three road boundaries the site has great access and developmen­t potential. It can also be subdivided into blocks down to 1200sq metres.”

The maximum height allowance for the site is 15m with a restricted discretion­ary height of 20m. The property is about 20 minutes drive to Manukau, 30 minutes to Auckland Airport, 40 minutes to Auckland CBD and 50 minutes to Hamilton.

“Travel time to Hamilton is expected to be reduced when the Waikato Expressway is completed in 2019. Tauranga can also be accessed in about two hours, and being in Pokeno instead of Auckland CBD means there is no motorway traffic to cause delays,” says Yeoman.

JLL agent Tim McGoldrick says Pokeno is a growing area with new residentia­l subdivisio­ns currently in developmen­t nearby.

With Auckland house prices increasing so much in recent times, people have turned to areas such as Pokeno to live and in turn this has created a growing workforce for businesses based in the area.
