Albany datacentre property for sale

Asecure datacentre property in a tightly held location on Auckland’s North Shore is for sale with a long-term lease to fast-growing Australasi­an telco Vocus.

Colliers Internatio­nal directors Euan Stratton and Matt Prentice are marketing Unit A, 7 Parkhead Pl, Rosedale, for sale by deadline private treaty. Offers on the 1196.4sq m office/ warehouse close at 4pm on June 19, unless sold earlier.

“Investors will be attracted to the property’s strong tenant covenant, long-term lease and superb location,” he says. “This quality industrial investment is occupied by Vocus (New Zealand) Holdings Ltd, a subsidiary of ASX-listed telecommun­ications company Vocus Group.

“The company has invested heavily in installing secure datacentre infrastruc­ture at the premises, including specialist cooling and power systems. It is also responsibl­e for 100 per cent of the property’s outgoings.”

Vocus is signed to a nine-year lease, expiring in October 2022, with two five-year rights of renewal extending the total lease term to October 2032.

The lease returns $196,000 plus GST in annual rent, with two-yearly market rental reviews.

Stratton says the property is well located within the North Harbour Industrial Estate.

“This establishe­d industrial precinct is popular among top national and internatio­nal occupiers, which has helped to drive vacancy to nearrecord lows,” he says. “Quality occupiers in the area include HP Industries, Thermo Fisher, Amcor, Crown Relocation­s and Fuji Xerox.”

Stratton says the property is part of a four-unit developmen­t that occupies a road-front position on Parkhead Place, a cul-de-sac off Unity Dr, which is on the northern side of Rothwell Ave.

It has easy access to the Albany Highway via the Rothwell Ave intersecti­on, a short drive away from the Upper Harbour Motorway. The motorway is part of the newly completed Western Ring Route, which links the Northern Motorway to the east with the Northweste­rn Motorway to the west.

Prentice says the property has a warehouse, ground floor reception area, mezzanine office and ample sealed car parking for 24 vehicles.

“The building, constructe­d in the 1980s, has an A-plus seismic rating,” he says. “It is built of reinforced concrete foundation­s and floor slabs, structural steel portal frame, pre-cast concrete and long-run steel external walls, and galvanised long-run steel roofing. The windows are bronze anodised aluminium joinery with clear glazing to the warehouse, and conservato­ry-style tinted glazing to the upstairs offices.”

Prentice says the mezzanine office is constructe­d of a pre-cast concrete floor supported by concrete beams and columns.

The mezzanine has lined internal office partitions, good quality modern carpets, and modern flushmount­ed fluorescen­t lighting.

The reception area, in a recessed lobby, features an attractive floating timber floor overlay.

Vocus Group owns and operates a global telecommun­ications network.

Its New Zealand business offers an extensive fibre and data network, internet services, voice over IP, network security, and cloud and datacentre services.

Vocus Group also owns wellknown internet service providers Slingshot, Orcon and Flip, as well as energy provider Switch Utilities.
