Bite-sized western industrial sites

Two bite-sized industrial sites for sale in a well-establishe­d West Auckland location will appeal to developers or owner-occupiers seeking flexible, level yard space.

Colliers Internatio­nal brokers Dhiru Patel and Andrew Hooper are marketing the freehold sites at 28-30 Bruce McLaren Rd, Henderson, for sale by negotiatio­n.

Patel says the properties can be bought either together or separately, providing flexibilit­y for purchasers.

“Bare industrial land is scarce in Henderson, making this an excellent opportunit­y to secure a foothold in one of West Auckland’s most wellestabl­ished industrial precincts,” he says.

“Developers and yard-based industrial users will be attracted to the level contoured sites, which are ideal for a multitude of uses.

“The properties are zoned Light Industry, which allows for activities such as manufactur­ing, production, logistics, storage, transport and distributi­on.”

The level sites have a total combined area of 2,491sq m.

Patel says the lots are set back from the road and accessed via a 1,543sq m right of way, which each property has a quarter share of.

The 1217sq m site at 28 Bruce McLaren Rd is regularly shaped, with a width of about 38m and depth of 32m. The 1274sq m site at 30 Bruce McLaren Rd is triangular in shape, with a width of about 38m.

Patel says the properties are well within an establishe­d industrial precinct, only five minutes’ drive from Henderson town centre.

“The area is well located within 15 minutes’ drive of the State Highway 16 motorway interchang­es at Lincoln Rd or Te Atatu Rd, while Auckland’s CBD is a 20-25 minute drive at non-peak times.

“Accessibil­ity to and from Auckland Internatio­nal Airport has been dramatical­ly enhanced with the recent completion of the Waterview Tunnel, which has put the airport within 30 minutes’ drive.”

Hooper says improvemen­ts to SH16 and the new route south via SH20 will enhance the location further as Auckland’s growth continues, pushing more businesses to relocate from the city fringe.

“The properties for sale are within a pocket of industrial developmen­t that backs on to the Western Rail Line,” he says.

“The surroundin­g businesses comprise a diverse range of distributi­on, light manufactur­ing and trade retail businesses, along with several pockets of commercial and residentia­l properties.

“Notable occupiers in the area include Tegel, aluminium building products company Juralco, and multinatio­nal health, nutrition and materials company DSM.”

The site’s zoning allows for industrial activities that do not generate objectiona­ble odour, dust or noise.
