Airport warehouse for sale

-

Alarge, high-profile warehouse property in the sought-after Auckland Airport industrial precinct is for sale with rare vacant possession. Colliers International is marketing

36 Ascot Rd, M¯angere, for sale by deadline private treaty closing at 4pm on July 18, unless sold earlier.

The property — featured in the latest Colliers Portfolio — is being marketed by industrial property specialists Greg Goldfinch, Paul Jarvie and Brad Johnston.

Goldfinch says the 8,685sq m freehold site is anchored by a versatile

3680sq m industrial facility comprising a medium-stud warehouse, offices and amenities.

“This is an extremely rare opportunity to acquire a substantially sized industrial property with vacant possession — especially in such a tightly held airport location,” he says.

“The property ticks all the boxes across a wide range of buyers, including owner-occupiers, add-value investors and long-term developers.

“Occupiers will appreciate the opportunity to take immediate possession of a tidy industrial facility with a conventional ratio of warehousing to office and amenity space.

“Investors can immediately add value by taking advantage of strong tenant demand for quality industrial facilities — particularly large, welllocated warehouses like this.

“Developers will appreciate the Light Industrial zoning and low site coverage of only 38 per cent, which gives the property abundant longterm redevelopment options.

“With so much potential and an extremely desirable location, we’re expecting very solid buyer interest in this superb offering.

Jarvie says the property is central to Auckland Airport’s wellestablished industrial, logistics and commercial precinct.

“The high-profile site for sale offers more than 100m of prime road frontage to Ascot Rd, giving it huge exposure to some 12,000 passing vehicles a day.

“The property also has excellent proximity to the motorway network, making it highly accessible to the wider Auckland region and beyond.”

Jarvie says it was previously tenanted by an indoor go-karting operator but it is now being made available with vacant possession.

“The property is anchored by a

3142sq m main warehouse with a stud height of 8m. A smaller low-stud warehouse offers an extra 94sq m of space.

“Access to the warehouse is via five cart docks along the eastern side of the building, which open from roller doors on to one side of the yard.

“The cart docks are covered by a

161sq m canopy, which provides for all-weather distribution capabilities. An additional roller door opens from the centre of the warehouse towards the road front.”

Jarvie says the sealed yard, on the eastern side of the building, is mostly asphalt or concrete. “There is scope to infill the yard to bring it up to the same level as the warehouse floor, thereby creating ’on-grade’ access.”

Jarvie says the offices and amenities are at the front of the building, with 112sq m on the ground floor and 170sq m of well-presented space on the first floor.

Johnston says Ascot Rd runs off Kirkbride Rd, a short drive from George Bolt Memorial Drive, which is the main arterial route to the airport.

“Upgrades to George Bolt Memorial Drive, including a new overbridge and controlled intersection, have greatly improved traffic flows to and from the Southwestern Motorway (State Highway 20).

“The newly completed Waterview Tunnel on SH20 provides a direct link between SH1 to the south and SH16 to the northwest. It is also an integral part of the Western Wing Route, which provides an alternative to SH1 for north-south traffic.”

Johnston says the airport precinct is occupied by a national and international firms.

“It is particularly well-suited to occupiers that specialise in importing/exporting, distribution or freight forwarding.”

The property is zoned Light Industry, for industrial activities that do not generate objectionable odour, dust or noise.

This includes manufacturing, production, logistics, storage, transport and distribution activities.
