Takanini industrial land for sale

Brokers say two prime commercial sites for sale in central Takanini are ideal candidates for developmen­t.

Barfoot & Thompson Commercial agent Craig Brunt is selling the adjoining freehold sites, of 1899sq m and 1884sq m, at 14-16 Tironui Rd. They are both for sale via a deadline private treaty process, closing at 4pm on November 21, unless sold earlier.

Brunt says the offerings now have a single main building with an intertenan­cy wall, plus office/reception at the front.

“There are other structures of a more temporary nature in the form of an open lean-to. The container office and canopy cover at the rear are the property of one of the tenants.

“The the site is just 300m from the Southgate Shopping Complex and Great South Rd is 350m away, which provides both convenienc­e and opportunit­y,” says Brunt.

“It is zoned Business Light Industry under the proposed Auckland Unitary Plan and has the benefit of being strategica­lly located in useful proximity to major transport routes.

“Auckland continues to gain momentum with the Unitary Plan providing for greater density and Takanini is experienci­ng unpreceden­ted growth. ”

Brunt says No 14 Tironui Rd is primarily bare land awaiting developmen­t.

Meanwhile, No 16 has a single building of 1950s vintage, divided into front and rear tenancies. Two are month-to-month tenancies, while a cellular tower has a fixed-term-lease, returning a combined nominal holding income of more than $38,000.

Brunt says the owners intend to sell both titles to a single purchaser. A geotechnic­al report (across both blocks) will be available on request.
