Agents say there has never been a better time to invest in industrial business parks, such as Laurenson Rd, Hobsonvill­e, which is due to be completed later this year or early next.

NAI Harcourts agent Rene Geertshuis says high demand for commercial property, low interest rates, latest building techniques and designs have incentivis­ed developmen­ts such as the one being built in the fast-growing Auckland suburb.

“This purpose designed industrial zone, with direct motorway access to the North Shore and West or South via the Waterview tunnel, has already proved extremely successful with much of it already sold,” says Geertshuis.

“National and internatio­nal names have made this their it base due to its proximity to the CBD and main transporta­tion routes,” he adds.

With the significan­t shortage of industrial properties available north of the harbour bridge this developmen­t will provide much needed smaller to mid-size range of buildings.

There are 16 units being built ranging from about 140 sq m to 540 sq m, while the ability to merge units together could potentiall­y provide up to up to 950sq m.

“At this early stage of the developmen­t such merging is relatively easy to design in, to accommodat­e client requiremen­ts,” says Geertshuis.

Laurenson Business Park has been designed to have a full drive-aroundplan, one providing easy traffic flow and easy truck access via a wide eightmetre right of way.

The developmen­t will boast great signage on the road and have illuminate­d signs on the buildings.

Another feature of the developmen­t is the high ratio of car park numbers, far exceeding the minimum requiremen­ts on many of the units.

This is designed for commercial buildings with substantia­l showrooms, whose relatively larger staff and more visitor numbers, require additional space.

However, there is a mix of “tradie units” of about 140sq m to 160sq m, to the lavish showroom warehouses of 216sq m to 531sq m.

Mezzanine office space at the rear of some buildings is a feature of the buildings, allowing full-stud heights for roller doors to operate at the front. The rear mezzanine office has its own entry door, which could be leased out separately as there are facilities on both levels. These units start at only $699,000 + GST.

Agent Geoff Thorne says the developer has created four feature units which will have superior fit-out and fabulous cantilever­ed offices with E-glass to help with insulation. Heat pumps, carpeted offices, and in showroom areas polished concrete floors.

“These corner positioned warehouses will have side access via the electric roller door and really do offer so much, including up to 50 per cent more car parks than required. They will be constructe­d in concrete tilt slab, with a high-stud and long run iron roofing.

“All usual services will be on site including gas, three-phase power, fibre.”

Thorne says Laurenson Business Park will be the first in the area to provide an electric car charge station.

“This developer is particular­ly passionate on landscapin­g so expect mature shrubs and trees, sculptured fences along with other planting accentuate­d by garden lights to soften the site and give the users and owners a developmen­t they will be proud to be part of. With prices ranging from $699,000 to $2,495,000 + GST (if any) there are options to suit everyone.”
