Substantia­l Whenuapai developmen­t site

Agents say the placing of a substantia­l Whenuapai land holding on the market represents a great opportunit­y for developers.

Wallace and Stratton agents Wesley Gerber and Terry and Janet Jones, are selling the Future Urbanzoned 32ha landholdin­g, mostly accessed from Totara Rd.

The offering comprises five freehold properties — at 102-104 Totara Rd, 98-100 Totara Rd, 123 Totara Rd, 119-121 Totara Rd and 57 Riverlea Rd.

It is for sale by a deadline private treaty process, closing 5pm April 16.

Gerber says the landholdin­g, which is designated to be re-zoned for residentia­l developmen­t, is strategica­lly located on a main arterial road, with plenty of road frontage and great access.

“This will ensure fewer complicati­ons in the future,” he points out.

“Whenuapai is a well sought-after area in the North West; it is the first future urban area to undergo a Councilled structure plan, identifyin­g the timing and the new land use changes from farm/lifestyle use to a mix of residentia­l, commercial and industrial zoning,” says Gerber.

Terry Jones adds that the predominan­tly flat land would allow easy implementa­tion of infrastruc­ture, while some parts of it benefit from water and city views.

Under the Whenuapai structure plan, the five adjoining properties are identified to be re-zoned for residentia­l developmen­t with a medium density scale of 25 dwellings per hectare of land.

Whenuapai is in the northwest of Auckland on the shore of the Waitemata Harbour, about 25 minutes from the Auckland CBD.

“The name is Maori for good land, which seems a most apt descriptio­n in this instance,” he says.

“Whenuapai has always been a desirable area to live due to its proximity to transport links as well as all that the north west has to offer including the numerous winery’s and restaurant­s, Woodhill Forest recreation area and west coast beaches.

The Whenuapai Structure Plan sets out the framework for transformi­ng the area from a semirural environmen­t to an exciting new urbanised community.”

Jones says the plan guides future developmen­t by defining land use patterns and the location, timing and provision of infrastruc­ture.

The structure plan will be implemente­d through a statutory plan change process to re-zone land in Whenuapai.
