Birdies eatery dines out on the potential it has to offer
The Birdies restaurant and bar within Auckland retail centre Sylvia Park is on the market with a highly motivated vendor wanting buyers to present all offers.
The shopping centre offers up a thriving, mixed-use community with world class retail, dining, entertainment and office space.
There are more than 200 retailers at Sylvia Park and with over 200,000 cars passing the shopping centre every day there is incredible exposure.
Fifteen million customer visits each year with annual sales in excess of $550m, plus the centre has its own train station, park n’ ride bus hub, and thousands of car parks.
Kiwi Property chief executive Clive Mackenzie recently outlined massive reinvestment for Sylvia Park, ensuring it stays ahead of the competition to remain the largest shopping centre in the country.
The hospitality precinct The Grove underwent a major expansion two years ago and now features some of the most unique hospitality venues Auckland has to offer.
Birdies bookends the hospitality dining lane with the 10-screen Hoyts multiplex, and the new 10-storey ANZ Tower, in the heart of The Grove.
“Office workers spill out into the lane and Birdies is perfectly positioned to take full advantage of this additional foot traffic,” says Link Business broker Matt Clifford.
“The Grove dining district, made up of nine outlets, is truly an immersive fusion of all the senses and can sit proudly on the Auckland hospitality landscape — huge opportunities exist to market and sell this destination food and beverage laneway.”
Birdies, an award-winning, architecturally designed venue, has untapped potential. Internal and external floor areas totalling 400sq m are split over four dining spaces with capacity of up to 280 people.
“Exposed construction detailing, tiled floors, worn-leather and rattan, and plenty of greenery, Birdie’s exemplifies industrial shabby chic.”
The current owners’ investment is well over $1.4m of asset value.
“It’s yours to own at a fraction of the build price. Birdies strong lease running through to 2032 will provide the new owner plenty of time to plan the future concept of your dreams.
“Explore ‘what’s possible’ in converting the current site into 2 or 3 separate outlets, or just continue to trade in this premium turn-key hospitality venue.”
