Rare chance to grab Northcote warehouse, office leases

Five units remain available for lease in a rare warehouse and office developmen­t in the highly sought-after area of Northcote, providing prospectiv­e tenants with the opportunit­y to secure a brand-new site on the North Shore.

The property at 14-18 Kawana St has already been subject to significan­t interest.

Units 1 and 2 have been leased, while a 143sq m independen­t office space that sits above Unit 2 and comes with five car parks remains available. There is also an onsite cafe that is available for lease.

Colliers brokers Matt Prentice, Ryan de Zwart, and Jack Tuson have been exclusivel­y appointed to market the properties for lease and are open to all inquiries.

Prentice, director of sales and leasing, says there has been a number of inquiries since the units were made available.

“The remaining units vary in size from approximat­ely 497sq m to 556sq m and have excellent warehouse to office ratios that make them highly functional units that will serve a range of purposes,” Prentice says.

Prentice says the cafe should prove popular given the neighbouri­ng businesses on Kawana St and Woodside Ave.

“Hospitalit­y operators will realise the potential on offer from this cafe given there’s readymade groups of customers potentiall­y sitting behind the premises.

“This area is starved of quality food and beverage options and with its enticing road-front location, this site will enjoy excellent exposure to passing traffic.”

Kawana St is 350m from Onewa Rd, which offers immediate access to SH1 with Auckland’s CBD a short drive away. Northcote is also near Birkenhead, Northcote Point and Hillcrest.

The complex is zoned Business – Light Industry Zone under the Auckland Unitary Plan and this designatio­n anticipate­s industrial activities that do not generate objectiona­ble odour, dust, or noise, including manufactur­ing, production, logistics, storage, transport, and distributi­on activities.

Looking at the leasing market for the year ahead, Prentice, who specialise­s in sales and leasing, says he expects the low vacancy rates to remain a theme in the industrial market throughout Auckland in 2022.

“On the North Shore there’s a distinct lack of supply, which means good quality leasing space is hard to come by for prospectiv­e tenants that are looking to make the most of their leasing options and find the right site for their needs.

“Developmen­ts such as the one at Kawana St are incredibly rare and there’s less than a handful of similar sites under constructi­on on the North Shore. This only adds to the demand among prospectiv­e tenants.

“The shortage of quality stock that is available for lease also points to rental rates remaining firm throughout the year as companies continue to assess their options for the future, while trying to find cost-effective solutions for their firms.”
