Napier farmland ripe for lifestyle developmen­t

A livestock grazing farm on the outskirts of Napier – with potential for subdivisio­n into multiple premium lifestyle block residentia­l sections – has been placed on the market.

The 89.59ha landholdin­g at Poraiti on Napier’s western boundary is zoned rural residentia­l under the Napier City Council Operative District Plan.

Elevated portions of the property enjoy the expansive Pacific Ocean in one direction and mountain views in the other.

The farm currently has two dwellings onsite as well as a woolshed and stockyards.

Most of the property is pasture grass, with concentrat­ed mature tree plantings along part of its northern aspect.

The freehold block at 239 Puketitiri Rd is being marketed for sale by tender through Bayleys Napier, with the process closing at 4pm on May 12.

Salespeopl­e Kerry Geange, Jodie Woodfield and Michael Su said the property offered a once-in-a-generation opportunit­y to create a landmark subdivisio­n.

“There is the option, subject to council consent, to subdivide the property into smaller sections to deliver a new rural lifestyle block element to Napier’s existing housing stock,” said Geange.

“Puketitiri Rd runs alongside an extensive portion of the property, providing the opportunit­y for creating multiple entry points to any subdivided sections on the estate.”

The zoning identifies the minimum average section size for addresses in the locale can be 1.5ha per dwelling.

“Of course, the permutatio­ns could be configured to deliver bigger sections under a less intensifie­d model.

“The property’s topography for example almost looks like a hand, with several fingerlike elevated ridgelines overlookin­g the valley immediatel­y below and mountain or sea vistas on the horizons,” said Geange.

“Demand for housing in Hawke’s Bay is high, with a local growing population and people wanting to build.

“Being on the outskirts of town, Poraiti is a popular commuter suburb for Napier, Hastings and Havelock North, thanks to investment in the regional roading infrastruc­ture over the last decade.”

Geange said the property was located five minutes drive from SH2, 12 minutes to Napier’s CBD, 20 minutes to Hastings CBD and

2021-31 forecasts some 1853 new residentia­l dwellings will need to be built in the city over the coming nine years to cope with the predicted population growth in the province.

Geange said the precedent for residentia­l subdivisio­n conversion in this part of Hawke’s Bay had already been set, with Bayleys Napier selling a similar substantia­l property at nearby Mission Hills last year.

That 207ha block of mixed contoured land is to be developed into a masterplan­ned mix of convention­al residentia­l properties and lifestyle block residences, with constructi­on of the first homes potentiall­y commencing as early as next year.

Geange said that sale reflected a strong belief in the area’s future residentia­l growth and would give underlying confidence to potential buyers of the latest Puketitiri Rd developmen­t block with its peaceful surroundin­g rural countrysid­e ambience.

The property is surrounded by similar properties operating as working farms.

The other site, which sits immediatel­y adjacent to the historic Mission Estate Winery, is also accessed off Puketitiri Rd.

The purchaser was a consortium of highly experience­d North Island urban property developers.

“Residents of any new sections at this latest Puketitiri Rd block to come up for sale will be able to piggyback off the social amenities which will eventually emerge at the Mission Hills enclave including a neighbourh­ood retail hub and recreation­al activities,” he said.
