Napier farmland ripe for lifestyle development
A livestock grazing farm on the outskirts of Napier – with potential for subdivision into multiple premium lifestyle block residential sections – has been placed on the market.
The 89.59ha landholding at Poraiti on Napier’s western boundary is zoned rural residential under the Napier City Council Operative District Plan.
Elevated portions of the property enjoy the expansive Pacific Ocean in one direction and mountain views in the other.
The farm currently has two dwellings onsite as well as a woolshed and stockyards.
Most of the property is pasture grass, with concentrated mature tree plantings along part of its northern aspect.
The freehold block at 239 Puketitiri Rd is being marketed for sale by tender through Bayleys Napier, with the process closing at 4pm on May 12.
Salespeople Kerry Geange, Jodie Woodfield and Michael Su said the property offered a once-in-a-generation opportunity to create a landmark subdivision.
“There is the option, subject to council consent, to subdivide the property into smaller sections to deliver a new rural lifestyle block element to Napier’s existing housing stock,” said Geange.

Geange said the property was located five minutes drive from SH2, 12 minutes to Napier’s CBD, 20 minutes to Hastings CBD and

2021-31 forecasts some 1853 new residential dwellings will need to be built in the city over the coming nine years to cope with the predicted population growth in the province.
Geange said the precedent for residential subdivision conversion in this part of Hawke’s Bay had already been set, with Bayleys Napier selling a similar substantial property at nearby Mission Hills last year.
That 207ha block of mixed contoured land is to be developed into a masterplanned mix of conventional residential properties and lifestyle block residences, with construction of the first homes potentially commencing as early as next year.
Geange said that sale reflected a strong belief in the area’s future residential growth and would give underlying confidence to potential buyers of the latest Puketitiri Rd development block with its peaceful surrounding rural countryside ambience.
The property is surrounded by similar properties operating as working farms.
The other site, which sits immediately adjacent to the historic Mission Estate Winery, is also accessed off Puketitiri Rd.
The purchaser was a consortium of highly experienced North Island urban property developers.
“Residents of any new sections at this latest Puketitiri Rd block to come up for sale will be able to piggyback off the social amenities which will eventually emerge at the Mission Hills enclave including a neighbourhood retail hub and recreational activities,” he said.
