Rare greenfield industrial site in Drury

The opportunit­y to acquire a greenfield industrial site in a popular new developmen­t in Drury is being offered by CBRE.

Lot 54, Jack Stevenson Rd, in the Drury South Crossing developmen­t, is being marketed by Claus Brewer and Paul Steele of CBRE’s Auckland industrial and logisitics team, for sale by deadline private treaty closing at 4pm on May 26.

With most lots in the developmen­t already sold out, the 9445sq m of developmen­t-ready land is expected to be in high demand, says Brewer.

“This is a great opportunit­y to invest in Auckland’s boom location, right by State Highway 1. The shortage of developabl­e land in Auckland’s establishe­d industrial areas means options are extremely limited for occupiers looking to design and build new facilities. Many such occupiers are now turning to well-connected alternativ­e locations such as Drury, which is resulting in developmen­t in the area taking off.”

With $12 billion of Government infrastruc­ture investment and millions more in private investment in Drury, the area is becoming a location of choice for industrial property occupiers needing convenient access to Auckland City and the Waikato/Bay of Plenty, Steele says.

“Drury South Crossing is located within easy access of two motorway interchang­es at Ramarama and Drury. For occupiers facing a supplystar­ved industrial land market in Auckland, this location is emerging as a highly viable alternativ­e, especially for those businesses which operate between the Auckland-Hamilton-Tauranga triangle.”

Titles are now being released and eight sites are already under constructi­on as the area’s transforma­tion begins to seriously take shape. With the title for Lot 54 due in September, the door is open for buyers looking to design a new facility, acquire consent and commence constructi­on soon.

Offered with freehold tenure, Lot 54 features a 65m road frontage and is fully serviced with water, wastewater, stormwater, fibre and power. Light industry zoning means the flat and regular-shaped site could be ideal for a range of occupiers in sectors including manufactur­ing, logistics and warehousin­g and trade retail, says Brewer.

The industrial lots at Drury South Crossing are part of a 361ha mixed-use precinct that aims to bring community and industry together adjacent to the Hunua foothills.

On completion, the developmen­t will include a business hub with retail and commercial services, as well as the Hunua Views residentia­l developmen­t.

Drury South Crossing will also include around 90ha of green space and parkland, Steele says.

“The developmen­t is being carefully planned to create a vibrant, high quality environmen­t where businesses can be located near where their people live, with the provision of retail, services and open space creating a high degree of liveabilit­y for both residents and workers.”

Other notable activity in Drury includes Kiwi Property’s town centre developmen­t, which it plans to construct on 51ha incorporat­ing the historic Flanagan’s Homestead. This major developmen­t is planned to include homes, shops, offices and community facilities.
