New downtown office spaces offer style, prestigious address

-

The opportunity to own super-premium, new boutique office space in the heart of downtown Auckland is on offer, with the sale of five office floors in The Pacifica through CBRE.

Warren Hutt and John Bedford of CBRE’s capital markets team are marketing the strata-titled floors at

10-12 Commerce St for sale individually or together by deadline private treaty closing at 4pm on July 28.

The Pacifica Office Suites, situated within the podium levels of the awardwinning Pacifica building, are accessed through a dedicated entrance lobby and lift independent of the residential tower.

The sale of the office floors follows the successful sell-down of 272 apartments and two premium ground-floor food and beverage spaces in the Pacifica by CBRE, says Hutt.

“Having been closely involved with this project from the outset, we are thrilled to now offer the last remaining opportunities to own part of this stunning landmark development.

“This offering provides a highly prestigious address with all the benefits of super-premium office space in a high-amenity location at a price that will be affordable to many investors and office occupiers looking to establish a presence in downtown Auckland.”

With the Level 1 office suite 380sq m in size and the remaining four suites (Levels 2-5) slightly smaller at

350sq m, various opportunities are available for owneroccupiers and investors, Bedford says.

“There is scope here for boutique occupiers to acquire a single floor or for a larger firm to take multiple floors. We see it as ideally suited to entities looking for an exclusive trophy address in a boutique development that offers the extremely rare opportunity to purchase a strata title in a new high-end building.”

Hutt says a further benefit to owner-occupiers is the chance to fit out the spaces in a style that suits their corporate identity.

“The office floors are offered as empty shells, ready for purchasers to design their own bespoke fitout to reflect their brand and style.”

Each floor includes private bathrooms and plumbing for kitchenettes, with a valet-serviced car park available as an optional extra.

Owner-occupiers will also benefit from access to the luxury hotel-quality amenities in the Pacifica Tower, including a 20m lap pool, gym, yoga studio and sauna. A bookable executive boardroom with catering services and an outdoor BBQ terrace is also proposed.

Bedford says a key benefit of the Pacifica Suites is the location in the heart of downtown Auckland, a few steps from Britomart Station and the Waiheke ferry, as well as on high-end retail, dining and entertainment.

“This is an unbeatable location — a stone’s throw from Britomart, Lower Queen St and Commercial Bay, and close to the major premium-grade office developments including the recently-completed PWC Tower.

“With train, bus and ferry transport close at hand, as well as all the amenities of the Auckland CBD, it really ticks all the boxes as a desirable office location.”

Since its completion in 2021, the Pacifica has become an iconic part of the Auckland skyline and is the tallest residential tower in the country.

Recognised for its stunning design by Plus Architecture, the tower stands 178m tall and is clad in a striking mix of blue hued glass, paying homage to Auckland’s wide open skies and the darker blue of the harbour.

The ‘twisted’ pattern of glazing on the lower levels references the laneways of the surrounding streets.

The development’s awards include gold in the 2022 NZ Commercial Project Awards (Residential) and the 2021 Property Council NZ Rider Levett Bucknall Award for best multi-unit residential development.
