STYLISH, WARM AND IN ZONE

- By Amy Houlihan

Thanks to this classic Sandringham villa’s stylish modernisation, established grounds and soughtafter schools zones, it has broad appeal, says listing agent Abbey Davis from Harcourts Epsom.

She is marketing the property with colleague Richard Humphreys and shares that the immaculate, single-level floorplan will suit families looking to get into the Mount Albert Grammar School zone, as well as downsizers seeking space for entertaining and a lovely garden.

“It’s got great indoor outdoor flow, which is what a lot of people love. The big flat lawn area is great for children and it’s fully fenced, so is nice and private,” says Davis.

The circa 1910 weatherboard villa has been well-maintained and retains many of its charming period features, both inside and out. These are beautifully balanced with a suite of modern must-haves.

“It’s got a really nice warmth about it – great flow, timber floors and is well appointed,” she says.

The grounds are protected by a high fence, which makes them safe and secure for dogs as well as kids.

Pretty landscaped gardens envelop the character home and there is plenty of space for a trampoline on the lawn. Off-street parking is available in the covered carport, which is generous enough for two cars.

Inside, a classic villa footprint sees the three bedrooms and tiled family bathroom with bath located off the entry hall. The restful master also enjoys a walk-in wardrobe. High original ceilings, leadlights and extensive use of timber are complemented by a contemporary colour palette and soft grey carpets.

The open-plan living, dining and modern kitchen space enjoys the warmth and ambiance of a classic wood burner during winter, which is enhanced with a heat pump when required.

Davis says it’s the outdoor living that really elevates this property.

“That deck, being on the northwest side, means that you catch all the beautiful afternoon sun.”

It becomes another room in summer and could even be further protected with LouvreTec, should the new owner so wish.

Arabi Street is one of Sandringham’s well-connected and convenient neighbourhoods. It’s incredibly popular with families as it’s within walking distance from great schools and is in zone for the always sought-after Mount Albert Grammar and Auckland Girls Grammar schools.
