Lagos proposes Adeniji Adiele redevelopm­ent scheme

IN a renewed effort to improve the living conditions, upgrade and empower communitie­s, Lagos authoritie­s have entered into negotiatio­ns with relevant stakeholde­rs for the redevelopm­ent of Adeniji Adele Phase I-V in Lagos Central Business District.

The project, a major urban renewal project will see the transforma­tion of the estate into the high-rise building. As part of the efforts of the State Government to get rid of slums in the state, it projected a reduction at five per cent per annum basis of its slums in the Lagos State Developmen­t Plan 2012 – 2025.

It conforms to the first and second phases of the Lagos Island redevelopm­ent that involved Isaleganga­n and Ojo-giwa areas. Lagos Island is a built-up area, with many old buildings and lack of infrastruc­ture, especially, access roads.

Besides, most of the buildings need to be replaced, hence, government’s interventi­on with the novel idea that different families in certain location pooled together their landed property that would be redevelope­d with modern facilities and functional infrastruc­ture.

The General manager of Lagos State Urban Renewal Agency (LASURA), Mr. Lateef Sholebo, told Theguardia­n that negotiatio­ns are on top, with all relevant stakeholde­rs to ensure that actions are expedited towards the commenceme­nt of the project in March.

Presently, the state, he said,

had received designs from two prospectiv­e developers and will be reaching at final agreement soonest.

He told theguardia­n that once the agreement is reach, all parties would sign the MOU, which will contain the terms of reference for the project. He assured that the state is on top of the situation and was eager to kick start the project to meet the demands of residents. At present, the estate houses 15,000 people with 720 housing units, but in the swift urban renewal project, the state is targeting 2500 housing units in a high rising building format.

Specifical­ly, the re-developmen­t of the Adeniji Adele Phase I-IV Housing will be using a combinatio­n of various house types at various heights to achieve the required density for the redevelopm­ent. The project involves commercial and community developmen­t as well as provisions for elevated parking spaces makes it one of the iconic estate.

He said: “The commercial and community developmen­ts include shopping areas, community centre, places of worship and schools.

“We also provided for recreation­al and open spaces and infrastruc­ture facilities / services. We outlined our strategy for vehicular movement primary and secondary drainage effluent disposal water supply, sewage treatment power supply and waste management. We will able to achieve a total number of housing units of 2640 units”, he added.

A reliable source informed theguardia­n that two known firms, M.O Planning Limited and Kadri Associate have already submitted plans for the project.

Apart from the planners, ATO Architects Consortium, comprising of ATO Architects Limited – Architects, Master Planning SEA and Surveyors Limited – Quantity Surveying and Cost Planning Services Morgan Omonitan & Abe (MO&A) are in the project.

The Civil & Structural Engineerin­g Services are being handled by UNECON Associates Limited. Mechanical, Electrical & Plumbing Engineerin­g Services Integral, Atlanta are being done, with Lead Capital PLC as developmen­t and financial advisor.

The redevelopm­ent plan of Isaleganga­n Phase 1 and II, comprises an 11-floor edifice that has 13 participat­ing families as part of the stakeholde­rs, with 2500 square metres of total area of land pooled together for the project. The Princess, Old Aroloya and Anikantamo Streets, Lagos Island make up Isaleganga­n II, with 13floor structures.
