New premium university residence to rise in Malate

-

PROGRESSIVE property developer Torre Lorenzo Development Corp. (TLDC) recently broke ground of its sixth premium university residence along Malvar Street in Malate, Manila, slated for completion in the first quarter of 2021.

Adjacent to the University of the Philippines School of Medicine and St. Paul’s University, as well as to medical centers Philippine General Hospital, Manila Doctors Hospital and Medical Center Manila, Torre Lorenzo Malate is the latest in the Company’s highly successful upscale student residential developments.

“We are excited to bring our highly successful Torre Lorenzo standard of premium university living to Malate,” said TLDC CEO Tomas Lorenzo. “We have continually raised the bar on quality and function with each of the student residences that we build. For our Malate project, we are bringing back the Old Manila charm with all the modern day comforts in a location you cannot beat. Torre Lorenzo Malate is in a relatively quiet neighborhood in the middle of an area that is alive with economic activity. The property has easy access to malls and public transport — features students and medical interns will love.”

Units within each of TLDC’s university residences are truly homes, equipped with all the amenities students are seeking: wifi-ready study lounges, multiple function rooms, swimming pool, gym, a sky bar at the roofdeck, round-the-clock security, open-space shared living areas. To guarantee the residents’ privacy and exclusivity, the building will be equipped with a closed-circuit television system, Smart Card Access in common areas, a 24hour reception, and a stand-by generator.

Energy efficiency features such as insulation, energy-efficient furnaces and appliances, water heaters and airtight windows give the properties its claim to being some of the most premium student housing options on the market.

Following the new project’s groundbreaking last June 15, Torre Lorenzo Malate’s 747 units in 45 storeys will be on offer to the public: condominiums with modern kitchens, private bathrooms and inspired living spaces with its premium location as its main draw. It is also near shopping malls Robinson’s and SM Manila, and is only 0.37-kilometer away from the nearest Light Railway transit.

As it offers upscale living to students, Torre Lorenzo’s student residences are a sound investment option for entrepreneurial Filipinos. Investors can snap up a suite or two and then hand them over to TLDC for management.

“These units are revenue-generating from day one,” explained Tomas Lorenzo, citing the Company’s property management program that takes away the headache of unit leasing and ensure unit maintenance.
