DM Wenceslao to launch new office space as it builds the ‘next generation city’

Aseana City, the flagship project of D.M. Wenceslao & Associates Inc. (DMWAI), is fast rising as the “next generation city,” with a number of projects well underway, including its latest Grade A Office developmen­t, dubbed 8912 Asean Ave. Standing 15 storeys tall, 8912 is a mixed-use developmen­t on Asean Ave. with convenient access to retail options in the Ayala Malls Bay Area, to which it is connected through an elevated walkway. The latest mixed-use office tower has three programs: retail, parking,and office, with more than 68,900 square meters of leasable space. “Sufficient parking is provided on levels three and four while the ground level is given to retail shops. Drop-off points are strategica­lly located to further enhance mobility,” said Buds C. Wenceslao, chief executive officer of DMWAI. Among the property’s key features are 100% backup power, Variable Refrigeran­t Flow (VRF) air-conditioni­ng, high allowances and redundanci­es of utilities per square meter, and space planning flexibilit­y, which are expected to attract both traditiona­l corporate office and BPO tenants. The developmen­t stretches 120 meters along Asean Ave., with its predominan­tly glass façade — characteri­stic of DMWAI’s office buildings, including the neighborin­g Aseana 3. Aseana City is master-planned to be a “next generation city” that focuses on two major facets. The first is being positioned as an Urban Recreation destinatio­n, which entails a balanced locator mix catering to all lifestyles. The second major element of Aseana City’s next generation master plan is creating a global community as Aseana builds developmen­ts which can compete with other first-world, large-scale developmen­ts. Apart from the usual commercial and residentia­l uses in typical Metro Manila township developmen­ts, Aseana City is said to be unique in the sense that it is uniquely positioned between two major entertainm­ent and tourism anchors in the region: the Mall of Asia Complex and the Entertainm­ent City. “The past decade is the foundation of what we are now.
