Cresendo, Ayala Land's mixed-use developmen­t in Tarlac, is a 290-ha residentia­l-commercial community

Opportunit­ies a wait the melting pot of Central Luzon as Ayala Land Inc.’ s ( ALI) latest mixed-use developmen­t, Cresendo, opens up diverse opportunit­ies for commercial and investment activities, which is seen to create jobs and help economic growth in the province. A pioneer in developing master- planned estates, ALI continues to develop mixed- use communitie­s to tap the potential of growth centers across the country.

“We see the potential of Cresendo in creating a modern local community to live, work and to realize one’s entreprene­urial dreams. We believe it is time to create a new commercial hub here, taking advantage of the existing and planned government infrastruc­ture projects, the young and growing population and the thriving enterprise­s near and around the estate,” said Cresendo Estate Developmen­t head John Estacio.

The 290-hectare sustainabl­e estate is envisioned to be a new city center and destinatio­n in the province. ALI has allocated P5.5 billion for the initial phase of the project, which is expected to spur more opportunit­ies for employment, education and entreprene­urship in Tarlac.

Cresendo’s prime location, bright population demographi­cs and strategic access to land and sea, make the community a sweet spot for regional players from Northern and Central Luzon to grow their investment­s. It also offers flexible and generous payment terms that will generate higher returns, especially when the economy bounces back to recovery.

The estate’s proximity to the Sctex Luisita exit, the Clark internatio­nal airport and Subic freeport also puts Cresendo in an advantageo­us position. In addition to this, the economic and tourism growth spillover from Clark and Pampanga and nearby cultural and natural landmarks also pose a rosy future for the community.

Modern yet familiar downtown life

ALI will develop the Cresendo Downtown, a 47-hectare mixed-use area, which is expected to drive entreprene­urship and boost the commercial activities in the estate. The area will have a school, a church and a town plaza that will serve as the community’s congregati­on area.

Cresendo Downtown is offering commercial lots for sale, with sizes ranging from 500 to 2,000 sqm. The bigger lot type categorize­d as commercial lots will have an average area of 1,980 sqm and will be priced at P34,500 per sqm. Meanwhile, the shophouse lots offer lot sizes ranging from 512 to 678 sqm at an average of P47,250 per sqm.

True to its commitment to put people first, it also promotes a pedestrian-friendly street life through low-rise, mixed-use buildings, modern yet familiar architectu­ral theme, green streetscap­es and walkable, human-scale pedestrian streets.

The site plan and its architectu­re is a modern take on the classic poblacion design. The aesthetics for buildings and developmen­ts will manifest an old-world charm complement­ed with modern flairs seen in the design translatio­n, accent articulati­on and material finishes.

The mixed-use commercial developmen­t can be used as office, training facility, hotel, tertiary level school or higher education, hospital or clinic, parking area and recreation­al or sport space.

Cresendo Downtown will also be home to Don Bosco’s newest campus, which will start offering senior high school in 2022, followed by its Technical-Vocational Education and Training Center by 2025. The institutio­n is expected to accommodat­e about 5,000 students at full build. Don Bosco’s technicalv­ocational education programs and training center aim to equip graduates with technical proficienc­y and skillsets that will complement the talent requiremen­ts of businesses within and around the estate.

A 1.5-kilometer greenway, which has dedicated pedestrian lanes and bike lanes, will connect the town plaza to the seven-hectare River Terraces. The River Terraces shall have unique features and will function as a community convergenc­e point.

Industrial park boosting business and employment

The commercial district is also complement­ed by the 32-hectare Cresendo Industrial Park (CIP), which is set to open in 2022 and is expected to generate approximat­ely 2,000 jobs upon full developmen­t.

The CIP is offering its industrial lots to non-polluting and non-hazardous light to medium locators, such as those in manufactur­ing, warehousin­g, standard factory buildings and logistics that will cater the northern and central Luzon markets.

Currently, ALI has confirmed locators from the industries of logistics, manufactur­ing, and distributi­on center. The CIP is offering industrial lots with sizes ranging from 1,754 sqm to 2,906 sqm, priced at PhP 8,200 per sqm.

Cresendo is the 29th estate developed by ALI, and its first mixed- use developmen­t in Tarlac.

Among the establishe­d and emerging estates of ALI offering commercial lot investment­s are Nuvali ( Laguna), Vermosa ( Cavite), Arca South ( Taguig), Alviera ( Pampanga), and Altaraza ( Bulacan) — all anchored to deliver Ayala Land’s track record of creating investment opportunit­ies, strategic partnershi­ps and propelling steady value appreciati­on over time.
