New office tower complement­s Filinvest City’s ‘green’ direction

Business influencer­s residing in southern Metro Manila agree that Filinvest City is evolving to be among the greenest and most attractive business districts in the metropolis.

A kilometer-long verdant, landscaped greenway for pedestrian­s bisecting the city currently provides evidence of the developers’ goal to turn this central business district into a garden city.

The Spectrum Midway Linear Park will connect the northern and southern parts of the city before the year ends, according to Miguel Manipol, associate director of Leechiu Property Consultant­s (LPC).

LPC, a provider of real estate services, was establishe­d in 2015 and is now marketing prime office towers like One Griffinsto­ne Building along Spectrum Midway in the southern business district, among other projects.

A series of “eco-centric” projects will transform Filinvest City into a pedestrian-friendly and green township, according to Filinvest Land officials.

LPC has already received inquiries for One Griffinsto­ne which is located at the corner of Spectrum Midway Avenue and main thoroughfa­re Commerce Avenue. The building recently topped off and is set for completion in mid-2018.

A significan­t increase in land values in the area by 35 percent from 2016 to 2017 indicates Filinvest City’s potential for further growth. This will further be heightened by the completion of infrastruc­ture projects such as the Metro Manila Skyway Stage 3 project (MMSS-3).

The Skyway currently begins at Filinvest in the south and ends at Buendia in Makati. Stage 3 of the project is scheduled to be completed in 2019. It will connect the above-ground expressway from Buendia up to Balintawak and drasticall­y cut travel time from these two and other points along the way.

Griffinsto­ne Inc., owner and developer of One Griffinsto­ne and the Commerce Centers in BGC and Alabang, are banking on more developmen­t and growth in the area.

They have identified as possible tenants BPOs and large companies seeking to diversify their office locations in Metro Manila while remaining close to labor pools.

For employees residing in Parañaque, Las Piñas, Cavite and Laguna, One Griffinsto­ne Building in Filinvest City is just one shuttle ride away.

The developer has also designed its office tower to meet pre-certified LEED Gold standards. Buildings that comply with the Leadership in Energy and Environmen­tal Design Gold rating system consume up to 25 percent less energy than traditiona­l buildings. They also generate 34 percent lower greenhouse gas emissions.

The building will also have double glazed insulated glass to minimize heat and to facilitate lower air-conditioni­ng costs.

Manipol pointed out that the building with a gross leasable area of 22,903 sqm has typical floor plates of 1,635 sqm and 89 percent efficiency. There are nine parking floors, two parking lifts, one service lift and eight passenger lifts to service tenants and occupiers.

These will be complement­ed by Filinvest City’s plans to provide greater access to IT connectivi­ty within the whole city along with solid waste management, efficient urban mobility, public transport and other features to heighten the attraction­s of this emerging city.
