New mixed-use building stands in Aseana City
Aseana City, the flagship project of D.M. Wenceslao & Associates Inc. (DMWAI), is fast-rising “next generation city” with projects underway, including its latest Grade A Office development, dubbed 8912 Asean Ave.
Standing at 15 storeys, 8912 is a mixed-use development along Asean Ave. with convenient access to retail options at the Ayala Malls Bay Area, connected through an elevated walkway.
The latest mixed-use office tower has three parts: retail, parking, and office with more than 68,900 sqm of leasable space.
“Sufficient parking is provided on levels three and four while the ground level is given to retail shops. Drop-off points are strategically located to further enhance mobility,” said Buds C. Wenceslao, CEO of DMWAI.
Among its key features are 100 percent back-up power, Variable Refrigerant Flow (VRF) air-conditioning, high allowances and redundancies of utilities per square meter, and space planning flexibility, which are expected to attract both traditional corporate office and BPO tenants.
The development stretches 120 meters along Asean Ave., with its predominantly glass façade — characteristic of DMWAI’s office buildings, including the neighboring Aseana 3.
Aseana City is master planned to be a “next generation city” which focuses on two major facets. The first is being positioned as an urban recreation destination, which entails a balanced locator mix catering to all lifestyles.
The second major element is creating a global community as Aseana builds developments which can compete with other world-class, largescale developments.
Apart from the usual commercial and residential uses in typical Metro Manila township developments, Aseana City is said to be unique in the sense that it is positioned between two major entertainment and tourism anchors in the metro: the Mall of Asia Complex and the Entertainment City.
