Marites Allen unlocks the first key to realty prosperity

- BY DAFORT VILLASERAN

INTERNATIONALLY renowned and acclaimed feng shui master marites allen reveals that the key to prosperity in real estate and property development for the Chinese New Year of the Wood Dragon in 2024 first depends not just on “location, location, location” as the realtor mantra repeats, but equally on “direction, direction, direction” as the geomancer tenet reminds.

“When we mention wood element, it refers to the primary material in building the property, which is typically wood. Wood also represents greenery, trees, flowers and color motifs [such as] greens and browns,” Allen says in an interview with The Manila Times.

Just as wood is a precursor to fire, so is direction a prelude to success in real estate in the Year of the Wood Dragon. After all, without aim and fiery focus, there is no hitting the impassioned target, and without trailblazing a path, there is no arriving at the unattained destination.

When the target is to arrive at a first home or an additional residence for investment purposes and when the destination leads to attaining a successful first business or a thriving existing one, the abovementioned feng shui principle on directional mindfulness unlocks the way toward achievement.

Stoking the fire of passion for owning a first home or building a first business blazes the way across obscuring obstacles and hidden horizons; thereby clearing and lighting the path to property wealth.

Just as jade is the established shade of opulence for the Year of the Wood Dragon, as Allen discloses, so is green the traditional color of money in international realty circles. Aside from providing the key to success and the riches of real estate, the Wood Dragon purportedly gives the cardinal and secondary directions for growth, abundance and happiness this leap year as attested by Allen.

“It is a good time for making wealth,” Allen says. “It is a year of transformation. There are a lot of changes and shifts. Energies are new and very strong this year.”

In general, she recommends changing scenery or moving to a different location. In particular, she says 2024 is an auspicious time for moving into a new structure or for building one because energies are new. To attract wealth and abundance into existing structures, she encourages making changes in occupied spaces such as placing skylights or replacing roofs, changing flooring or wallpaper, or accentuating main doors with colors such as white, gold or silver to symbolize wealth energy and to cure directional misalignments.

“Have nice entrances and bright halls with techniques as simple as painting walls and ceilings or hanging paintings,” Allen adds.

Allen also advises heading in the direction of constructing and developing resilient and sustainable housing, townships or high rises on flat land.

“Shifts and strong energies also imply the possibility of landslides and earthquakes,” Allen cautions. “Avoid digging or disturbing the land, and be mindful of construction done by neighbors.”

Ultimately, she says, what unlocks this year’s prosperity and abundance are the cardinal directions of north and east and the secondary direction of southwest.

“The unlucky sectors are southeast, center, west and northwest. Traditionally, we also avoid renovations in the northwest direction due to the presence of the Dragon in the southeast,” Allen advises.

PHirst by Century Properties

One such property developer that understands the nuances of both location and direction —the latter of which Marites Allen underscores in her geomancy advocacy — is PHirst, Century Properties’ first-home buyer brand.

It is part of the vision of PHirst to be the groundbreaking, highly conceptualized and eco-friendly residential and commercial spaces as well as to be a reliable partner of citizens of the world in order to make dreams of securing a happy home and a booming business investment in the country.

PHirst maintains the tenets of resiliency and sustainability in its exceptional designs and superior construction while allowing for the inclusion and perfection of best practices in related fields such as feng shui.

PHirst caters to different market segments through its comprehensive yet selective range of real estate brands. The latest ones include PHirst Sights for socialized and low economic housing, PHirst Editions for the mid-income market, PHist Park Homes and PHirst Impressions for the high economic market and PHirst Centrale for township developments, which incorporate PHirst Fairgrounds for commercial segments and PHirst Boroughs for retail segments.

PHirst

Just like Allen, PHirst is renowned and acclaimed by Filipinos both locally and internationally for its top-tier recommendaburgeoning tions in terms of investment location and direction for purposes of arriving at growth destinations and hitting success targets.

PHirst is known for developments with inviting entrances, master-planned spaces, and tasteful accents that invoke and welcome an abundance of wealth — developments that are, first and foremost, part of its vision for the elevation of Filipinos.

PHirst aims for a high aesthetic, caliber or watermark that allows firsttime homeowners to arrive at a dream destination that is just within reach. The brand is all about the realization of aspirations and about the fulfillment beyond expectations. It is not so much an ideal space in which to actualize and thrive, but a legacy property with which to bequeath to the next generation. In this aspect and true to its roots, PHirst is the essence of family growth, stability and serenity. In another aspect and as it branches out into integrated and inclusive township living, PHirst is the spirit of community progress.

Blossoming from the fruits of the individual pride of hardworking homeowners and energetic entrepreneurs, PHirst promotes a harmonious, balanced and secure experience that augments the quality of living with a feeling of belonging, of purpose and of shared direction. Through holistic housing, innovative features, integrated basics and accessible transactional touchpoints, PHirst democratizes the sought-after sense of luxury.

Naturally, these townships are green in all senses of the word. They are environmentally friendly, are nurturing for families and enterprises, and are worthwhile investments that rise in value over time.

PHirst Centrale Hermosa

Nestled north of the National Capital Region and accessible through the North Luzon Expressway or NLEX is the Municipality of Hermosa in the Province of Bataan with a population of 77,443 aspiring or actual homeowners and entrepreneurs, based on the 2020 Philippine Census. Literally and figuratively, Hermosa can be said to be the land of the brave for among its townsfolk and among the larger 853,37 population of Bataan come the blood of heroes that made the last stand in defense of the country against invasion during World War 2. The worthy descendants are made up mostly of the discerning and digitally savvy generation known as gen Z or zoomers, followed by the similarly inclined but currently more financially capable generation Y or millennials.

It is to these markets that the first-home brand directs its location-based targeting for its PHirst Centrale Hermosa township development in the first-class municipality. Among its unique and outstanding features is that it is the first township in Hermosa in which residents and consumers truly, “Dwell. Create. Thrive.”

Having luckily secured an auspicious location north of the country’s capital and in the northern island of Luzon, PHirst Centrale Hermosa is shaping up to be the residential and commercial destination in the land of the brave. It is a booming community with industrial estates thriving with opportunities.

Also north of the prosperous province of Cavite, PHirst Centrale Hermosa is only 20 to 30 minutes away courtesy of the Bataan-Cavite Interlink Bridge. In connection to this, the Mega Build Project is currently in the second stage of development: two bridges that would direct more opportunities into the Municipality of Hermosa and the Province of Bataan.

Within a 50-kilometer radius of the municipality, PHirst Centrale Hermosa seeks to serve a population estimated to be 3.5 million potential residents and consumers in the neighboring City of Olongapo in Zambales; San Fernando, Angeles and Mabalacat in Pampanga; and Malolos in Bulacan as well as the Municipality of Subic in Zambales; and Porac, Mexico, Lubao and Floridablanca in Pampanga.

True to its multilingual moniker, PHirst Centrale Hermosa is both at the center of blossoming industries and of beautiful urban landscapes with all the creature comforts that curated communities can provide. By design and by strategy, it is at the heart of where the roads to city amenities and necessities converge while surrounded by the lush greenery of nature.

It comes as no surprise to developers that multinational companies are setting their sights to be frontrunners in this rapid growth and industrialization. Fresh, enervating ventures generate growth avenues for skilled professionals and enterprising suburbanites.

They are drawn in the direction of opportunities for economic, educational and ecotourism growth in the hub of industrial and investment tech capital. In the vicinity are the Bataan Peninsula State University, Polytechnic University of the Philippines, Maritime Academy of Asia and the Pacific, and Colegio de San Juan de Letran as well as the Bataan freeport territory, Dinalupihan Nature Center, Mount Malasimbo and Mount Natib.

PHirst Impressions and PHirst Editions

At PHirst Centrale Hermosa, which is touted to be a “15-minute city” wherein essentials are 15 minutes away, the mixeduse development enables consumers to “Dwell” in the residential developments, called PHirst Impressions and PHirst Editions, putting urban living in a suburban setting.

These are within the 33 hectares of enclaves for 7,624 dwellers, as estimated by PHirst Impressions and PHirst Editions. These aim to give an unmatched living experience. These are targeted to be where residents savor the great pleasures of life in style, promoting the perfect balance of modernity and sustainability.

Dwellers find exceptional value when it comes to contemporary living and high-end finishing. Beauty and exclusivity are bywords by which residents of PHirst Impressions and PHirst Editions abide.

PHirst Fairgrounds at Centrale Hermosa

Out of the 43 hectares of PHirst Centrale Hermosa, 1.3 hectares are for retail shops, and 8.7 hectares are for commercial and institutional establishments.

And out of the 8.7 hectares, 2.7 hectares are for a mixed-use development, called PHirst Fairgrounds at Centrale Hermosa, where those with the entrepreneurial spirit find premium lots to suit their business needs. This is where start-ups can get off the ground, and where long-time enterprises can take aim and take flight. At PHirst Fairgrounds, the business minded can look forward to thriving in endless directions.

This is where consumers and entrepreneurs can “Create” the life they want through an array of astounding attractions; they can direct their imagination to cultivate their creative ideas for livelihood initiatives.

PHirst Boroughs at Centrale Hermosa

Of the 1.3 hectares for retail shops, these are collectively known as PHirst Boroughs at Central Hermosa. These aim to widen the social connections of consumers and build their relationships within the township community. These are what help consumers to “Thrive.”

PHirst Boroughs at Central Hermosa forms a diverse hub where a multitude of minds gather to pool their achievements and attainments in order to redirect and redefine the retail experience.

Broad, breathable spaces, a laid-back atmosphere, a harmonious integration of green and smart design, and stores for a spectrum of finds are on offer where creative innovations are found. The key to health, wealth and prosperity

Marites Allen reminds everyone, including township dwellers and consumers, to move to a new and better location if they can, or simply change the appearance of spaces in which they live and conduct their business because 2024 is the year to harness the energy of the Wood Dragon for prosperous transformation.

Families and family-like businesses should take care to organize their home and work spaces in order that they avoid this year’s tendency for familial misunderstanding and animosity.

“Prioritize health by immersing in serene and green environments, preferably facing north, east or southwest,” Allen says.

Lastly, Allen reminds that it isn’t enough to avoid misfortune, but it’s paramount to actively apply geomancy remedies in order to redirect positive energy.
