OAKRIDGE TOPS OFF FIRST OF 2 BUILDINGS

Oakridge Realty Developmen­t Corp. intends to invest P2 billion over the next three years to develop two IT buildings and an atrium inside Oakridge Business Park in Mandaue City.

The company topped off yesterday its 12- storey Oakridge IT Center 2 ( OITC 2), which forms part of the company’s first phase of developmen­t.

The three-year expansion program is meant to reinforce the company’s commitment to create a well-balanced work-play environmen­t for its BPO and office clients, while preparing to bring in more retail brands, dining choices, entertainm­ent, and wellness facilities.

The Peza- registered OITC 2 building will have more than 14,000 square meters of leasable space from the fifth to the 12th floors. The building is scheduled for completion by November this year.

Once completed, the OITC 2 will bring the business park’s total office leasable space to 30,000 sq. m., doubling its current leasing inventory, said Edmun Liu, chief executive officer of Oakridge Realty Developmen­t Corp.

Completion of the second phase of expansion, which will cover the OITC 3 and an atrium, will raise the company’s leasing inventory to 50,000 sq. m.

The atrium, which will connect OITC 2 and OITC 3, is envisioned as a retail hub that will house shops that would cater to the needs of tenants.

One of Oakridge’s biggest tenants is the outsourcin­g firm Teletech.

Tenants at OITC 2, according to Liu, will be a good mix of both big and small players.

He said their office buildings also support the growth of the small and medium enterprise­s ( SMEs).

Existing facilities inside the four- hectare Oakridge Business Park include OITC 1 and 2; food and retail establishm­ents at Oak Tree Drive 1 and 2; and office and commercial spaces within Block 88. The business park also houses two large- scale event venues: the Oakridge Pavilion, a 1,200 sq. m. facility, and the 400- seater Oakridge Horizons.

Currently, Liu said, the company is preparing its 2019 to 2021 expansion program.
