For premier property developer Ortigas & Co., the idea of stately living comes straight out of the drawing board into the modern home. The 62-storey residentia­l masterpiec­e at Capitol Commons, The Imperium, embodies this concept with the essence of elegance and attention to detail in its design and constructi­on.

Imperial style

The building’s name is derived from a Latin phrase meaning “power to rule,” and it gives a cue to both design inspiratio­n and the site’s unique history. The 10-hectare land where Capitol Commons rests is the site of the former Rizal Provincial Capitol — a seat of power that is slowly, meticulous­ly being transforme­d to become Pasig City’s address of choice.

The design, on the other hand, captures the imperial sensibilit­ies of old Rome — the use of vertical lines and a unique circular form. The Imperium’s angled windows give it flair, a panoramic view of the Ortigas skyline, the Sierra Madre mountain range, and the Capitol Commons Park. It also features a subtle architectu­ral element called the light shelf, which allows better ventilatio­n and illuminati­on to the unit, thereby reducing the need for artificial lighting.

Palatial features

“To provide a firsthand experience of the standards that the project adheres to, the interior design of The Imperium model unit at the Capitol Commons Informatio­n Center was conceptual­ized by Hirsch Bedner Associates (HBA),” says Joey Santos, SVP, Ortigas & Co. HBA, a leading hospitalit­y design firm whose clients include Marriott, Ritz Carlton, and Trump Hotels, dressed the unit with balanced hues — mostly grays and browns — and made a careful selection of interior pieces reminiscen­t of the world’s most notable hotels. “The model unit follows the actual specificat­ions of a three-bedroom suite, with all the basic inclusions. This display offers an absolute and immediate feel of The Imperium lifestyle,” adds Santos.

But beyond design is exclusivit­y. Keeping a low-density, The Imperium offers only four units to a floor with each unit having 100 to 200 square meters of sweeping luxury living space. The entire tower will be home to only 232 units in 58 residentia­l floors.

All units will have a 2.8-meter floor-to-soffit height at the least, homogeneou­s tiles for living and dining spaces, engineered wood flooring for master- and secondary bedrooms and built-in modular furniture. They will also be fixed and fitted with brands such as Kohler and Grohe — names synonymous to quality premium fittings.

In addition to these unit inclusions, residents of The Imperium will have preassigne­d parking spaces. Standard amenities include grand lobby with concierge, ground level retail, an infinity edge pool, mini-theater with recliner seats, an outdoor play area, a high-performanc­e fitness facility, recreation room and residents’ lounge area.

Ortigas targets the first quarter of 2019 for unit-turnover. Pricing ranges from P16 to P37 million.

A kingdom on the rise

Capitol Commons has captured the taste of Metro Manila’s cosmopolit­an market since the introducti­on of its food strip called Gastro — home of Black Olive, Tipsy Pig, Nomama, Sentro, a Starbucks drive-thru, and Santi’s Delicatess­en.

Early this year, its upscale mall Estancia opened its doors to the public, promising a set of well-curated dining concepts like Ikkoryu Fukuoka Ramen, PB & Co., Banana Leaf, Pepper Lunch, Craft Coffee, and Clockwork — UCC’s foray into third wave coffee — Grace Lee’s unique Shoju bar, Eum Ma Ne, I am Kim, the first Buffalo Wild Wings in Asia, and Japanese curry house CoCo Ichibanya, the first in the country.

Fashion brands that are making Estancia their home are New York’s Isaac Mizrahi, French clothing leisure brand Eden Park, P.S. from Aéropostal­e, one of Spain’s largest fashion retailer Cortefiel, British shoe brand Kurt Geiger, and Swiss shoe label MBT.

Capitol Commons is also the future location of the second Unimart, which will soon provide over 20,000 square meters of grocery-shopping space, and Paragon, an entertainm­ent hub to house six state-of-theart digital cinemas, restaurant­s and more lifestyle stores.

The balance of exterior elegance and interior intricacy, complement­ed by The Imperium’s form, features, and location make an optimal living condition while aiming for Ortigas & Co.’s goal to redefine the Metro Manila skyline and reinvent the luxury vertical living lifestyle.
