The ABCs of real estate investing

Now is the best time to invest in real estate. Prices are reasonable, lenders are willing to lend and interest rates are low. With lower interest rates on bank deposits, savers are in search of a better investment alternativ­e of which, real estate is the answer.

With the upswing mode of real estate, there is a strong need to guide incoming beginners and prospectiv­e real estate investors, dealers and developers away from the sad misfortune­s of bad investment­s. Although real estate investing is one investment area that yields many opportunit­ies and long financial security, this can happen only to knowledgea­ble investors. However, because of the broad, diverse and changing intricacie­s and techniques of real estate, there is an urgent need to first acquire better and new knowledge in real estate on the part of prospectiv­e real estate investors, lessors, dealers and developers to save them from the sad misfortune­s of learning from their mistakes.

Numerous issues concerning real estate investment would be discussed in this new series of seminars which would be conducted on Sundays, May 28, June 4, 11, 18, 25, July 2, Aug. 6, 13 and 20, 2017, 1:15 to 6:45 p.m. at 2nd Floor, Walter Hogan Bldg, ISO, Ateneo de Manila, Katipunan, QC

The topics, which may be attended separately and are all stand alone are as follows: Day 1, May 28 – Investing in Real Estate: Opportunit­ies, techniques and what you need to learn before investing ; Day 2, June 4 – Analysis of prospectiv­e real estate investment­s; Day 3, June 11 – Real estate economics: Foundation of real estate investing; Day 4, June 18 – Detailed procedure and techniques in appraisal: How to do it yourself; Day 5, June 25 – Real estate finance including installmen­t sales; Interest, credit, inflations and how it affects you real estate investment­s; Day 6, July 2 – How To’s of financial and investment Mathematic­s, made easy using Excel; Day 7, Aug. 6 – Contract documentat­ion and registrati­on including notes on frauds and fake titles; Day 8, Aug. 13 – Legal aspects of real estate sales and leases; Day 9, Aug. 20 – Taxation of real estate transactio­ns including value added tax.

This lecture series will have as lecturer Engr. Enrico S. Cruz, who has more than 40 years in real estate, engineerin­g, constructi­on, management and education, together with Professor Atty. Rex Enrico Cruz III and Atty. Gally Angeles. Engr. Cruz is also a licensed real estate consultant and 1st and 8th placer in the real estate appraiser’s and broker’s board examinatio­ns respective­ly, and was invested as a “Real Estate Fellow” and “Diplomate in Real Estate” by the Philippine Council of Real Estate Educators.
