New SMDC condo rises at ‘University Town’
Property developer SM Development Corp. (SMDC) recently unveiled a new highrise residential building in Cavite, the latest addition to its portfolio of “University Town” developments.
Green 2 Residences is located in Dasmariñas, Cavite, which hosts three of the province’s most populous universities – De La Salle University Dasmariñas, De La Salle Health Sciences Institute and Emilio Aguinaldo College Cavite, with a combined population of more than 20,000 students.
The booming “University Town” is also near high-foot-- traffic establishments like SM City Dasmariñas, Waltermart and Central Mall Dasmariñas.
Green 2 Residences comes after the success of Green Residences across De La Salle University along Taft Avenue which sold at an average of only P1.9 million in 2011 and is now valued on average at P2.7 million per unit.
SMDC has developed condominiums across schools or universities such as in Sun Residences near the University Belt in Manila, Blue Residences and Berkeley Residences on Katipunan Avenue in Quezon City, Princeton Residences along Aurora Boulevard in Quezon City near St. Paul College as well as Mezza and Mezza II Residences in Sta. Mesa near UERM. Such units of SMDC near universities have shown significant growth in value after a few years.
A much larger project than Green Residences, Green 2 Residences spans a lot area of 1.6 hectares and will feature three towers. The details of the building’s façade takes inspiration from an archer’s bow, and modern contemporary design is reflected throughout the interiors of the development. The condominium will house amenities like WiFi ready study areas, a gym, lap pool, multi-purpose lawns, a function room, and lounges. The residential development will also feature a retail strip that will be home to shops that provide for the daily conveniences of student life – a small grocery, laundry, bank and restaurants.
In terms of access to Green 2, those coming from Metro Manila or nearby provinces can easily travel to the area given the continuous outpour of infrastructure investments from the government. And, with the earmarked extension of the LRT-1 train network, travel to the area will become more convenient in the future.
Green 2 is ideal for both end users and property investors looking for a good yield. University towns tend to attract transients among students and faculty members looking for spaces to rent for proximity and convenience.
