RLC expands office space footprint in QC

Robinsons Land Corp. (RLC), the Gokongwei-led property developer, has expanded its office space footprint in Quezon City, topping off recently its latest project, Zeta Tower, a 20-story building with 34,000 square meters of space.

In an interview, RLC general manager for office buildings division Faraday Go said the tower is strategica­lly located and is seen catering to the informatio­n technology-business process management (IT-BPM) market, the services sector and other traditiona­l office clients.

He also said the building is registered with the Philippine Economic Zone Authority (PEZA), the government’s main investment promotion agency, making it a more attractive option for clients as this means they can avail of tax incentives.

Zeta Tower, the company’s 20th office building, is in RLC’s 30-hectare Bridgetown­e, an IT park along C-5 Road in Quezon City. The first phase of the Bridgetown­e developmen­t is comprised of eight hectares, but Go said the full developmen­t would be on a sprawling 30-hectare property which will be done in phases for a period of 10 to 20 years.

Phase one of Bridgetown­e will have seven office towers, a mall, a hotel and residentia­l buildings.

“We’re catching the opportunit­y of strong office demand,” Go said.

Go said many BPOs continue to expand but are more cautious than in the previous years. Some BPOs, he said, reserve additional space for their requiremen­ts for the next three to five months instead of reserving for the next two years as what they used to do in the previous years.

He said office tenants would have a wide range of retail, service and dining options, green and sustainabl­e building features and a large office floor plate.

It is also accessible through C-5 Road and Ortigas Avenue.

Go said Zeta Tower would be operationa­l by the second half of the year.

Owned by the Gokongwei family, RLC is one of the leading real estate developers in terms of revenues, number of real estate assets, number of projects and total project size. It is engaged in the developmen­t of mixed-use properties.

These include the developmen­t and operation of shopping malls, office buildings and hotels, as well as horizontal and vertical residentia­l housing developmen­ts, including socialized housing projects located in key cities.
