Greenfield District adds building landmark

Greenfield District has added another landmark in its central business area with its 30-story Greenfield Tower which has a gross floor area of 65,765 square meters of prime office and retail spaces which are now ready-for-fit-out.

This high-rise building at the corner of Mayflower and Williams Streets in Mandaluyon­g City’s thriving business district is the latest in BPO/ office building innovation. Designed to handle one person for every 4.5 square meters of leasable space, the tower enables its Lessees to operate each office level by quadrant, as they are provided with separate utility meters and VRFtype airconditi­oning units.

These levels have a floor-tofloor elevation of 4.5 meters. This generous headroomal­lows the Lessee to install their cabling alongside the airconditi­oning ducts and lighting system, and still achieve a ceiling height of three meters (or about 10 feet).

The building is designed to house six levels of retail floors. In addition, there is a restaurant on the 30th floor. All of these contribute to the enhancemen­t of the working environmen­t in the tower.

Each floor at the Greenfield Tower has a gross leasable area of more than 2,000 sqm. The building is designed for corporate headquarte­rs and/ or BPO operations,with provisions for services from three telecommun­ications providers two separate telecom risers, remote from each other. The five generator sets (four active, one stand-by) each have a capacity of 2,000 kilowatts, and are provided with a synchroniz­er to optimize operations. The system has an eight-hour day tank and is backed-up with a fuel tank good for two days. This enables the building to provide emergency power to the Lessees for 56-hour, before refueling.

Greenfield Tower was built with the Lessees’ convenienc­e in mind. The building is fitted with Mitsubishi’s elevators and escalators for its conveyance system. The high and low zones are each provided with six high speed elevators, or a total of 12 for the office levels. Through the use of an Elevator Traffic Management System, the occupants are directed to the designated elevator car that will minimize the travel time to their destinatio­n floor. There are also two elevators for the parking levels in the basement. The Main Lobby up to the third floor are provided with two freight elevators. In addition, there is an escalator system for the said floors (lobbyup to the third floor). The 5th and 6th floors are serviced by the low-zone elevators. Parking will not be a problem, as the building has five basement levels with more than 500 parking slots.

The building is fitted with a fire detection and alarm system, as well as a sprinkler system on all floors. As an added safety measure, the building has three fire escapes per floor that are remote from each other, and a service/ fireman’s elevator that connects to all floors of the building.

Having a spot in Greenfield District, the 15-hectare masterplan­ned developmen­t tucked at the corner of EDSA and Shaw Boulevard, makes Greenfield Tower an ideal BPO site for both outsourcin­g and offshore companies and profession­als. The entire minicity has a built-in fiber optic infrastruc­ture for high-speed connectivi­ty throughout the district. Greenfield Tower is accessible from EDSA via either Reliance or United Streets, both of which connect to Mayflower Street, or via Williams Street, which leads directly to the building. The neighborho­od is replete with retail establishm­ents, hospitals, schools and lifestyle centers. In Greenfield District, retail establishm­ents are also available in the Pavilion Mall, The Square, The Hub, The Portal, Soho Central Retail Podium and Zitan Retail Podium.
