GREEN & GREEN 2 RESIDENCES: MORE THAN JUST A WISE INVESTMENT

What is it like to live steps away from school or work? And why does this option matter today?

Back in the day, our parents used to share their adventures and how much they enjoyed exploring and going around the Metro after school. It boggles our minds how they found the time to squeeze in leisure when there was so much to do as a student.

And as we look back and compare, apart from the many internal and external changes we have to conquer as youth, it is the bustling city life and congested roads that made studying seem like a roller-coaster ride.

Instead of utilizing our hours for family, recreation and developmen­t, we sit in traffic while worrying about how are we going to beat the mounting deadlines while balancing a healthy lifestyle. In the recent episode of

Modern Living TV, host Bianca Gonzales-Intal sat down with SM Developmen­t Corp. (SMDC) Green Residences residents Aiyana Perlas and Francisco Patawaran as they shed light to the bright future brought by their new strategica­lly located home along Taft Ave. in Manila.

LIFE ESSENTIALS FOR A FIVE-STAR STUDENT

While Manila and Quezon City are neighborin­g cities, Aiyana used to brave hours of traffic to arrive in time for her first class every day.

“You are a freshman here in De La Salle University (DLSU) Manila. How is the experience been living so close to school?” Bianca asked Aiyana.

“Originally, I live in Quezon City. and it [commute] would take me about four hours every day. I would wake up at 5 a.m., leave by 6 a.m. and get here by 7:20 a.m. I would get home at around 9 p.m. and then I have to study right after,” she said.

“And now that I live here [Green Residences], it only takes me about 15 minutes. ” the young student quipped.

Apart from giving her extra hours of sleep and recharge in the morning, the student-resident of Green Residences told Bianca how her new space allows her to observe responsibi­lity and independen­ce as she balances school, wellness and leisure.

“I enjoy the swimming pool area and the gym because I really like working out,” she opened as Bianca points other student-tailored facilities and amenities at Green Residences such as the WiFi-enabled study hall, and game and function rooms.

She also shared her parent’s concerns about letting her live on her own, “My parents were also very hesitant because I’m their eldest child. So, I gave them a tour of the different buildings. My mother noticed that Green Residences was the closest one to La Salle. When she went inside the building, she saw the RFID security and said that it’s extra safe.”

“My parents also don’t have to worry about me crossing the streets to get the groceries because there is Savemore Supermarke­t downstairs. [Living here alone] teaches me how to be independen­t,” she added.

If students are busy juggling examinatio­ns, practices and deadlines, Green Residences also houses a retail strip, the Green Mall. It offers a selection of coffee and tea shops and restaurant­s to ensure comfort and convenienc­e. Aside from providing a panoramic view of Manila Bay and the Metro’s skyline, its location highlights convenienc­e with the Light Rail Transit-1, the link of North and South, just a few steps away. During the interview, Francisco shared how to spot a wise investment and how to make your money grow from it. Six years ago, he decided to purchase and pre-sell properties in Green Residences, giving premium to location and practicali­ty.

“First of all, it is cost-effective with a good return of investment. Of course, the most important thing is its proximity to DLSU,” Francisco said, adding that he has bought two units and two parking slots and referred 10 other units.

He explains what keeps him investing in SMDC, “They have the expertise and they have a good track record. And I can sleep better knowing that I have invested my hardearned money to the right company.”

Francis and Bianca also tapped a few tips for those who plan to invest in condominiu­m units, particular­ly in SMDC.

“Especially in real estate, do not hesitate,” the investor advised. “Pre-selling is the easiest way. You can actually put a small amount. In five years, you have about 20-percent deposit towards that unit.”

“And if you don’t want to live in it, you can actually get the money from rentals to pay the mortgage,” he added.

COZY HOME DOWN SOUTH
