Cathay Land expands Cavite industrial park

Property developer Cathay Land Inc. is expanding its industrial park in Cavite to take advantage of demand from firms in China looking to relocate amid an ongoing trade war with the US.

In a statement, Cathay Land said it is undertakin­g expansion for Phase 2 of the Cavite Light Industrial Park (CLIP) by starting Tranches 3 and 4 covering 15 hectares.

Cathay Land targets to complete Tranche 3 by next month, with the turnover to qualified investors eyed in January next year.

Developmen­t of Tranche 4 is expected to commence soon.

Tranches 3 and 4 have 53 lots ranging in size from 1,400 square meters (sqm) to 4,738 sqm, available for an average selling price of P25 million each.

Expansion is being undertaken amid demand from manufactur­ing firms in China looking to escape tariffs being imposed by the US.

“With the advent of the USChina trade war, we see a lot of foreign manufactur­ers, even Chinese manufactur­ers who have traditiona­lly been exporting from China to the US, they are now uncompetit­ive. So a lot are trying to get out and we are confident a small chunk of these [investors] would like to locate to the Philippine­s,” Cathay Land president Jeffrey Ng said.

He said he has met some of the potential locators.

“Some have bought their lots already. Some are still under negotiatio­n but every month there are new interested investors who are willing to locate their factories here in the Philippine­s,” he said.

CLIP is a good location given its easy access for the delivery of raw materials and logistics for export operations.

“Once CALAX (Cavite-Laguna Expressway] is finished and it’s much more accessible to Batangas City via SLEX (South Luzon Expressway) or CTBEX [Cavite-Tagaytay-Batangas Expressway] too, CLIP will be much more accessible to Batangas City port for their export operations,” Ng said.

CLIP’s strategic location provides easy access to the Port of Manila via Governor’s Drive, Aguinaldo Highway then CAVITEX (Cavite Expressway) and finally, Roxas Boulevard.

“The integratio­n of CLIP into Mallorca City promises a better quality of life to locators and makes it definitely worth the investment,” Ng said.
