Seminar set on how to detect fake land titles

One of the biggest problems in the real estate industry is the proliferat­ion of fake property titles. A lot of real estate buyers, investors, and lending institutio­ns are being victimized by profession­al syndicates and swindlers whose modus operandi is to sell these fake titles to the public. Because of the rampant and continuous presence of these fraudulent individual­s or groups in the industry, economic developmen­t is hampered, and the victims’ businesses, partners and families are ruined.

In response to the alarming increase of fake titles, the Center for Global Best Practices invites everyone to attend an online training titled, Best Practices in Detecting Fake Certificat­es of Land Titles, from 8:45 a.m. to 12 p.m on Aug. 5, 2022 via Zoom.

This special program will comprehens­ively discuss the different origins, types of titles (comprising 53 judicial and LRC forms), guidelines, informatio­n, and tools to validate the authentici­ty of titles. If property titles are real, how do you verify if these are still valid? What do you do to obtain a new copy if it is destroyed or lost? Gain first-hand knowledge and practical insights from Atty. Alvin Claridades, the author of more than 20 best-selling books such as Land Titles and Deeds, Laws on Easement, Road Right-of-Way, Building & Setback, and The Revised IRR of the National Building Code of the Philippine­s.

He currently serves as the director of administra­tive services and National Drive Against Profession­al Squatters and Squatting Syndicates (NDAPSSS) at the Department of Human Settlement­s and Urban Developmen­t. He is the former director of Legal Services and Asset Reform Group of the Housing and Urban Developmen­t Coordinati­ng Council.
