FEDERAL LAND’S MI CASA: FOCUSING ON RESIDENTS' HEALTH AND WELL BEING
The lessons of the COVID-19 global health pandemic are lessons that will last a lifetime -- that we need to constantly focus on promoting our health and well-being and that of our families and communities.
No less than the Asian Development Bank (ADB) also underscored the importance of both health and well-being to continuously improve one's quality of life.
Thus, it urged the Southeast Asian region, including the Philippines, to further promote the health and well-being of its people as part of its recommended economic recovery pathway.
“Sound health and social protection and assistance policies are needed to build trust and safeguard people’s well-being," the ADB said in its report titled Southeast Asia Rising from the Pandemic.
Premier real estate developer Federal Land Inc. of the Ty Group heeds this call and ensures that the health and well-being of its residents and homebuyers of its projects are given utmost importance.
This, for instance, is what's in store for residents of Federal Land's Mi Casa, a four-tower vertical residence designed for the contemporary Filipino.
Mi Casa is located within Metro Park, Federal Land’s master planned community in the Manila Bay Area, Pasay City.
“The health and well-being of our residents is a priority for us. As the world moves forward from the pandemic, people deserve a home in the metro that offers them easy access to the workplace and modern conveniences while giving them freedom to relax with lifestyle options and refreshing amenities. This is what we offer in Mi Casa,” said Arch. Gilbert Berba, head of urban planning and design group at Federal Land. WELLNESS AMENITIES
Mi Casa takes inspiration from the beauty of the Hawaiian Islands—lush greenery, emerald-blue water, lots of palm trees under tranquil and natural rugged charm.
There's a lot of emphasis on creating a positive and pleasant environment in Mi Casa so residents can enjoy the ideal home where they can relax and repose after a hard day's work.
Thus, Mi Casa provides comfortable living spaces surrounded by landscape green spaces that give residents that island life vibe. There are world-class amenities that would enable residents to enjoy holistic and balanced lives.
RESORT LIVING
Amenities include swimming pools including a 25-meter lap pool for serious swimmers and a kiddie pool for the young ones. There's also a barbeque area, a gazebo and a playscape for children.
Fitness buffs will have access to a fitness gym while those who want more quiet time can enjoy the library, lounge area, meeting room, daycare, a function room and a movie room.
“Our offerings will provide Mi Casa homeowners with a wide array of well-appointed amenities and seamless access to airy outdoors, allowing them to lead an active life that benefits the body and mind,” Berba said.
With these amenities, residents of Mi Casa will surely feel like they're on vacation every day.
The first tower, the Hawaii Tower, will have 158 units spread across 17 stories. Homebuyers can choose from one-, two- and three-bedroom variations ranging from 45.50 sqm up to 137.5 sqm.
INVESTMENT HOTSPOT
FEDERAL LAND CELEBRATES ITS 50TH YEAR IN THE INDUSTRY BY REAFFIRMING ITS COMMITMENT OF CREATING WELL DESIGNED AND FUTURE READY SPACES THAT CATER TO THE HEALTH AND WELL BEING OF ITS RESIDENCES.
Aside from having an ideal home, homebuyers of Mi Casa will also reap investment returns, given the appreciation in land values in the Manila Bay Area, which, in recent years, has become one of the most attractive business districts in Metro Manila.
The easing of travel restrictions, pent-up demand for consumption, high vaccination rates, and the return-to-office are all being cited for the recovery of the economy, real estate and retail as well, according to Santos Knight Frank.
Consumers also reported a higher level of confidence in the second quarter and better outlook for the rest of the year— despite inflation—according to the latest consumer survey by the Bangko Sentral ng Pilipinas.
Philippine office demand in the second quarter likewise registered at 255,000 square meters, the highest among all the quarters since the start of the pandemic in 2020, according to a June 2022 report of Leechiu Property Consultants (LPC).
Demand is driven by ITBusiness Process Management firms which accounted for 107,000 sqm., with the majority of the deals in Metro Manila.
POGOS FINDING THEIR WAY
Philippine Offshore Gaming Operators (POGOs) are likewise returning gradually, taking up 21,000 sqm during the period, the first sign of leasing activity from this industry since March 2020, LPC also reported.
LAND VALUES
Overall, Colliers reported that land values in the Bay Area have been steadily increasing since 2010, which signals a gradually increasing appetite for land-banking strategies among real estate players.
As of the fourth quarter of 2021, land values in the area amount to P355,300 per sqm, according to an April 2022 report by Colliers.
The Bay Area is also projected to be home to about 19.73 percent of the almost 900,000 sqm of new office supply to be delivered in Metro Manila this year and approximately 58 percent of the more than 10,000 condo units projected to be turned over this year, Colliers said.
Against this backdrop, a home in the Bay Area like Mi Casa provides investors a hedge against inflation, which stood at 6.1 percent in June.
